About the role

General Manager (Residential Construction) Washington DC-Baltimore Area (On-site) About our client Our client is a growing custom home builder in the greater Washington, DC area. The company is in a period of rapid growth, expanding from its early projects to a larger pipeline, and is building the systems to scale: clear accountability, a production schedule people can predict and plan around, and job costs that hold against budget. The team runs on a structured operating system (EOS.)
The Role: The General Manager delivers every home from build-ready land through Certificate of Occupancy on the committed schedule, at or under budget, and to the company's quality standard. You lead four functions: land development, estimating, purchasing, and vertical construction. The job is to run them through the people who own them, not to do their work. When a direct report is behind, the response is a conversation, a deadline, and follow-up. What you will own One production schedule the company can trust: A master schedule across all active jobs, land development and vertical, kept current in the company's construction management software every week. Variances are raised with a recovery plan before the date, not found after it. Leading the production team: Clear written expectations and weekly metrics for each direct report, weekly 1:1s that happen, and performance problems addressed early and directly. Job cost: Actual cost against the approved budget on every job. Variances are identified, explained, and recovered or re-forecast honestly. Estimating and purchasing: Budgets that are buildable at the approved schedule, buyout complete before start, and materials ordered against need-by dates. Actual cost by cost code goes back to estimating every month so each bid is better than the last. Land development delivery: Through the Land Development Manager, entitlements, permits, site work, and utilities sequenced so lots are build-ready before the vertical start date. Quality and safety: Written quality checkpoints signed at each phase before the next trade starts, punch and warranty counts falling job over job, and safe job sites. Trade partners: Clear scopes, adequate notice, performance tracked on a scorecard, and underperformers corrected or replaced. Documented process: Core production processes written, owned by name, and followed, including a post-completion review of every home with its actions closed out. Building the team: Hire, develop, and assess superintendents and other production staff as volume grows. What you bring 8+ years in residential construction, including 4+ years leading superintendents or project managers at a builder delivering roughly 10-50 homes a year. Direct ownership of schedule and job cost, with results you can show. A record of holding people to standards: setting expectations, measuring them, and acting when they are missed. Working knowledge of land development sequencing, estimating, and purchasing. Fluency in a cloud-based construction management platform. Northern Virginia jurisdiction experience preferred. Virginia Class A contractor license preferred, not required. Demonstrated sense of urgency and strong attention to detail. Excellent interpersonal skills.

Before you apply

Applying takes about a minute. These four things decide how fast it moves after that.

Your profile is current

It's what we read first. Occupations, seniority and locations matter more than a long history.

Two examples you can talk through

Not a portfolio — just two pieces of work where you can explain the decisions and what you'd change.

A number in mind

What you're on now and what would make you move. We negotiate better when we know both.

Your notice period

Employers plan around it, and it's the question that stalls offers most often.

Once you apply, someone reads it and calls you before anything reaches the employer — usually within two working days.
