Senior Project Manager - Data Center Lease Preconstruction Turner & Townsend is seeking an experienced Data Center Lease Preconstruction – Senior Project Manager to support our key client's North America DC lease delivery program for hyperscale data center developments. As a Data Center Lease Senior Project Manager, you will own the critical handoff point between lease execution and construction delivery, serving as the primary coordination hub across developer, vendor, and internal stakeholder teams once a lease is signed. You will be responsible for digesting lease and work letter terms into actionable project guidance, standing up project governance, and driving delivery readiness so that gaps are identified and resolved early in the construction lifecycle. Beyond individual project execution, you will play a critical role in building out a repeatable lease launch and handoff framework, identifying opportunities to strengthen program delivery, and supporting the continued growth of Turner & Townsend's Data Center practice across North America. You will embody Turner & Townsend's commitment to excellence while helping deliver best-in-class consulting services to leading developers, investors, and hyperscale clients throughout the United States.
Responsibilities: Lead the transition of signed data center leases from the transaction team to the construction delivery team, serving as the primary point of coordination (the "hub") across developer, general contractor, trade, and internal stakeholder groups. Digest lease overviews, work letters, and associated contractual documents into a clear, construction-ready summary covering accelerator type, approved design, approved vendors, commissioning requirements, power and connection details, network delivery, and TFO scope and handling. Track and manage contractual dates, including EFA/FA/RFS, associated penalties and grace periods, lease-defined acceleration incentives, and power delivery and ramp dates, escalating risk to those dates proactively. Identify open items carried over at lease execution, and drive each to resolution ahead of on-site team mobilization. Inherit and validate the risk register from the pre-lease transaction team at handoff, confirming completeness against known exposures, and maintain active mitigation tracking and reporting through delivery. Coordinate design review obligations, milestones, and open design items with assigned engineering and design teams, maintaining visibility into items that will be resolved during delivery. Administer lease-defined cost and reporting obligations, including baseline budget oversight, variance reporting, and lease-defined change management or spend authorization workflows. Administer lease-defined project schedule, including baseline schedule oversight, milestone tracking, labor curve alignment, and forward schedule management and reporting. Lead project governance setup, including establishing communication channels (e.g., Slack), recurring meeting cadences, and co-leading an in-person project launch meeting with the client, developer and GC.Prepare executive-level status reporting summarizing project health, open items, risks, and recovery plans for client and internal leadership. SOX control responsibilities may be part of this role, which are to be adhered to where applicable.
Qualifications: Bachelor's degree in construction management, civil engineering, or applicable bachelor's degree and or equivalent experience. Minimum 5-7 years of relevant project management experience. Strong organizational and management skills – the ability to work effectively and collaboratively with the broader team. Effective presentation skills. Proficiency in Excel, Word, PowerPoint, Outlook, Procore, and construction project management tools. Excellent communication skills.
