What You’ll Do: Facilities Operations and Maintenance Oversee the daily operation, maintenance, repair, and general upkeep of company facilities including developing and maintaining preventive maintenance schedules and tracking completion against plan Conduct routine inspections, identify facility needs, and coordinate timely corrective action Maintain appropriate standards for offices, common areas, grounds, parking areas, furniture, and facility equipment Serve as the primary contact for facility requests and service interruptions, with defined response-time standards Lease Administration and Space Planning Serve as the primary contact for landlords at leased locations, and track lease obligations, renewal and notice dates, and common area maintenance (CAM) reconciliations in partnership with Finance Coordinate space planning, office moves, and workspace changes as headcount and teams change Capital Planning and Project Management Develop the annual facilities capital expenditure budget and related project recommendations Manage facility and construction projects, including multiyear projects from planning through completion, including scope, budget, schedule, quality, and deliverables Budget, Vendor, and Contract Management Review expenses, perform repair-versus-replacement analysis, and identify practical cost-saving opportunities Select, negotiate with, and manage facility vendors, contractors, and service providers within approval limits set by the Co-President and the Expense Management Policy Maintain records for projects, contracts, purchases, repairs, warranties, and facility expenditures Safety, Security, and Emergency Response Lead and coordinate workplace safety and physical security programs related to company facilities, in partnership with People & Culture Maintain facility safety procedures, inspection records, building-use policies, access controls, alarms, and surveillance systems Develop and maintain building emergency response, escalation, and evacuation plans, and the coordination of employee safety training, evacuation drills, and corrective actions Serve as the primary facility contact during building emergencies, utility interruptions, equipment failures, security incidents, and other disruptions Provide reasonable after-hours availability for urgent facility emergencies Facility-Related Purchasing Coordinate purchasing for facility repairs, maintenance, construction, furniture, building equipment, and related supplies Obtain competitive pricing when appropriate and confirm purchases are authorized, necessary, and within approved budgets
What You’ll Bring: Clear written and verbal communication with leadership, employees, landlords, and vendors Ability to use discretion and maintain confidentiality Safety and risk awareness, including emergency response and physical security
Education & Experience: High school diploma or equivalent; trade school, technical, construction, property management, or facilities training preferred 3–5 years of experience in facilities management, property management, building operations, maintenance coordination, construction coordination, or a related area Experience managing vendors, contractors, service agreements, or repair projects Experience coordinating projects with defined budgets and deadlines Experience developing or managing facility operating and capital budgets Experience coordinating renovations, construction projects, or major building repairs Experience supporting workplace safety, physical security, or emergency preparedness programs Proficiency with Microsoft Office; experience with a work order or computerized maintenance management system (CMMS) a plus
Knowledge, Skills & Abilities: Working knowledge of commercial building systems, including HVAC, electrical, plumbing, fire protection, and access control, and the ability to coordinate qualified professionals Ownership and accountability, with sound judgment in setting priorities, effective response to urgent facility needs, and making repair-versus-replacement decisions Budget and cost control, including bid evaluation and vendor negotiation Project execution, with the ability to manage scope, budget, schedule, and quality Demonstrated commitment to Next Phase's entrepreneurial, client-first culture — thinking dynamically, acting with transparency, and committing to shared success and mutual growth Role Logistics:

Incentive Pay: Quarterly performance bonus
