About the role
The role:
Own the public feed and the paid layer. You plan and publish, you answer the comments, and you run Meta and Google Display so the brand is not only “active” — it is generating inquiries.
This is not a caption-only intern seat. You will be judged on consistent posting, response time, and whether paid campaigns produce leads at a cost we can live with.
ResponsibilitiesOrganicManage Instagram, Facebook, and TikTok
Content calendar 2–4 weeks out: stills, Reels/Shorts, carousels, project photos
Write on-brand copy (California custom / modular / prefab; no generic “dream home” sludge)
Schedule and publish in Meta Business Suite / native tools
Light design in Canva; pull from photographer and job-site photos
Monthly content report: what ran, what held, what to kill
EngagementReply to comments and DMs within one business day during coverage hours
Route leads via zapier to pipedrive and calendly.
Light community watch: mentions, competitor posts, local housing news worth quoting
Paid (Meta + Google Display / Demand Gen)
Build, launch, and optimize campaigns: lead forms, traffic to site, retargeting
Audiences: geo (service area), remarketing, customer lists / lookalikes when we have lists
Creative testing: 2–3 ad variants at a time, not 20 abandoned ads
Weekly spend and CPL snapshot; monthly: what we learned and what we change
Conversion tracking hygiene (pixel / GA4 / lead form quality) — flag breaks, don’t ignore them
No spend increases without a written reason
Not in this roleBrand strategy from scratch (you execute an agreed voice)
Full-funnel SEO or the website rebuild
After-hours community management unless a campaign is live and we pay extra hours
Must-haves:
2+ years running brand social and hands-on Meta Ads Manager
Hands-on Google Ads Display or Demand Gen (Search-only is not enough)
Portfolio: 3–5 live or recent accounts + one paid campaign story (objective, spend, result)
Clear written English; Spanish a plus for comments
Tools:
Meta Business Suite, Ads Manager, Google Ads, Canva, GA4, Sheets
Comfortable in homebuilding and real estate
Hours and working rules~16-20 hours/week, mostly Monday–Friday
At least 3 hours overlap with Pacific 8:00 a.m.–5:00 p.m.
Content batching allowed; engagement and ad monitoring cannot go dark for 4 days
