About the role
We are seeking an experienced Senior Plans Examiner to serve as a technical leader within a Community Development and Building Services organization supporting a growing community. This position performs advanced commercial and residential plan review and plays a critical role in ensuring proposed construction meets applicable building, structural, mechanical, energy, accessibility, fire, and life-safety requirements. The Senior Plans Examiner works closely with applicants and internal departments to identify code issues early, resolve complex technical questions, support efficient permitting, and help ensure safe, compliant development throughout the community. The role is well suited for an experienced plans examiner, building inspector, construction professional, architect, engineer, or code-compliance professional who has developed strong technical knowledge of building codes and is ready to take on greater responsibility, leadership, and project complexity. An ICC Certified Plans Examiner certification is required upon hire and is central to the technical responsibilities of this position. Key Responsibilities | Advanced Plan Review and Code Compliance Conduct comprehensive technical reviews of commercial and residential building plans, specifications, engineering calculations, and construction documents. Evaluate projects for compliance with adopted building, structural, mechanical, energy, accessibility, fire, life-safety, and related construction codes. Apply ICC codes, adopted amendments, local ordinances, and applicable state and federal requirements during the plan-review process. Identify code deficiencies, inconsistencies, incomplete documentation, and potential life-safety concerns. Prepare clear and technically accurate plan-review comments explaining required corrections and applicable code provisions. Review revised plans and supporting documents to determine whether identified issues have been adequately addressed. Evaluate alternative materials, methods, designs, and construction approaches when appropriate. Assist applicants in understanding complex code requirements while maintaining consistency with adopted standards. ICC Plans Examiner Expertise Apply the technical knowledge associated with ICC Plans Examiner certification to complex commercial and residential projects. Review construction documents for code compliance across multiple disciplines and identify issues that may affect structural integrity, occupancy, accessibility, egress, fire protection, energy performance, or public safety. Research and interpret ICC codes and related technical standards when unusual or complex conditions arise. Provide technical guidance regarding code interpretation to applicants, inspectors, permit staff, and other internal stakeholders. Help promote consistency in code interpretation and plan-review practices across the organization. Stay current on code changes, adopted amendments, emerging construction methods, and evolving regulatory requirements. Leadership and Technical Support Serve as a senior technical resource for plans examiners, inspectors, permit technicians, and other development-services staff. Assist colleagues with complex code questions and unusual project conditions. Review work products for technical accuracy, consistency, and quality. Mentor and support less-experienced staff. Contribute to code interpretation, internal procedures, policy development, and continuous improvement of permitting and plan-review processes. Help identify opportunities to improve turnaround times, consistency, customer communication, and overall service delivery. Development Review and Stakeholder Coordination Work directly with developers, architects, engineers, contractors, consultants, property owners, and other applicants throughout the permit-review process. Coordinate with Planning, Engineering, Public Works, Fire Prevention, Utilities, Building Services, and other departments involved in development review. Participate in pre-application or development-review meetings as needed. Help resolve complex or overlapping development, permitting, and code-compliance issues. Clearly communicate technical requirements and potential solutions to both technical and non-technical stakeholders.
