Corporate Real Estate Manager
The Corporate Real Estate Manager is responsible for identifying, evaluating, negotiating, and securing real estate opportunities that support Murphy USA's strategic growth objectives. This role leads market analysis, site selection, acquisition activities, and transaction management for new store development projects within the Southeast Region. The position serves as a key liaison between internal business partners and external stakeholders, ensuring that prospective sites meet financial, operational, and strategic requirements.
The Corporate Real Estate Manager executes growth initiatives by leveraging market intelligence, cultivating industry relationships, and driving successful real estate transactions from initial site identification through closing and project handoff. Essential Duties and Responsibilities:
Market Analysis and Site Selection
Identify, analyze, and prioritize trade areas and real estate opportunities that align with Murphy USA's growth strategy.
Conduct comprehensive market, demographic, traffic, competitive, and financial analyses to evaluate site viability and long-term performance potential.
Assess purchase and lease opportunities to ensure alignment with corporate investment criteria and development objectives.
Real Estate Acquisition and Deal Structuring
Lead all phases of retail real estate transactions, including site sourcing, financial evaluation, due diligence, and acquisition activities.
Structure and negotiate purchase agreements, ground leases, letters of intent, easements, and other real estate instruments to maximize value and minimize risk.
Develop creative transaction solutions that support strategic growth initiatives.
Broker and Developer Relationship Management
Establish and maintain productive relationships with brokers, developers, landowners, retailers, and industry partners to identify high-quality development opportunities.
Manage external brokerage networks and development partners to ensure a consistent pipeline of potential sites.
Monitor market activity and emerging trends to proactively identify opportunities and competitive threats.
Site Approval and Executive Presentations
Prepare detailed site approval packages, financial analyses, and executive-level presentations for review by the Real Estate Committee and senior leadership.
Clearly communicate site opportunities, risks, financial returns, and strategic considerations to facilitate informed decision-making.
Negotiation and Contract Management
Lead negotiations for letters of intent, purchase agreements, lease agreements, and related contractual documents.
Partner with Legal, Finance, and other internal stakeholders to ensure transactions are structured appropriately and executed efficiently.
Resolve transaction-related issues and negotiate favorable outcomes throughout the acquisition process.
Transaction and Development Management
Manage approved projects through due diligence, entitlement, closing, and transition to development teams.
Coordinate with sellers, attorneys, consultants, title companies, and internal stakeholders to ensure timely transaction execution.
Monitor critical milestones and proactively address risks that could impact project schedules or financial performance.
Cross-Functional Collaboration
Partner with Construction, Engineering, Store Development, Operations, Finance, and Legal teams to ensure alignment throughout the development lifecycle.
Support project planning and execution by providing real estate expertise and facilitating resolution of site-related challenges.
Ensure all projects comply with Murphy USA standards, policies, and development requirements.
Reporting and Portfolio Management
Maintain accurate and timely project information within company systems and databases.
Prepare reports, forecasts, and updates regarding pipeline activity, transaction status, and market conditions.
Track key performance metrics and provide recommendations to support growth objectives.
Industry and Community Engagement
Represent Murphy USA within assigned markets (Southeast Region) and at industry events, conferences, and trade associations, including organizations such as International Council of Shopping Centers (ICSC).
Develop and maintain relationships with local developers, municipal officials, economic development organizations, landowners, and community stakeholders.
