About the role
A mid-size real estate private equity firm with over $4 billion in industrial assets acquired is seeking a Director of Asset Management to join its growing investments team in Atlanta, GA.
Key Responsibilities:
Direct the full leasing process, including market analysis, comparative analysis, and negotiations
Lead transaction analysis and due diligence for new acquisitions, and oversee the onboarding of newly acquired properties
Review and approve industrial real estate appraisals and operational budgets, covering rental rates, discounted cash flows, and capital work
Manage industrial assets end-to-end, overseeing tenant relations and support, written reporting, record keeping, and technology platform updates
Develop analytical tools that provide leadership with clear insight into the state of the portfolio and improve the efficiency of work processes
Contribute to monthly and quarterly investor reporting
Support lease administration, including maintaining tenant contacts and tracking insurance, collections, and property inspections
Organize routine property maintenance, align maintenance technician and construction management schedules, and assist with tenant maintenance requests
Prepare and coordinate bid proposals and service contracts
Oversee invoice preparation and coding for PM/AM approval, and manage accounts payable and accounts receivable activity
QualificationsBachelor's degree required; MBA or Master's degree preferred
5 to 8 years of asset management experience in industrial or commercial real estate
Experience with leasing, transaction analysis, and due diligence
Proficiency in reviewing appraisals, operational budgets, and discounted cash flow analysis
Advanced Excel skills and strong analytical abilities
Excellent communication, negotiation, and organizational skills
