Lead Commercial Flooring EstimatorFLOORING & WATERPROOFING SYSTEMS • MULTI-UNIT CONDOMINIUM CONSTRUCTIONLocation South Florida (Doral on-site)Job Type Full-Time Reports ToOwnership / Project Executive Compensation$80,000 to $90,000 Plus BonusesTHE OPPORTUNITYWe're a growing flooring contractor specializing in multi-unit condominium construction, bidding tile, LVP, carpet, stone, and waterproofing systems for showers and common-area finishes. We're looking for a Head Estimator to own our bid pipeline from takeoff through contract award — someone who can price a project accurately, protect our margins, and hand off a budget the field team can actually execute. This is a high-visibility role with direct access to ownership and real influence over which projects we pursue and how we win them.
WHAT YOU'LL DO: • Produce bids personally from day one and later help rebuild the department• Read architectural, finish, and specification drawings to scope tile, LVP, carpet, stone, and waterproofing/shower-system work across condominium units and common areas.• Produce accurate material and labor quantity takeoffs using estimating software.• Build complete cost estimates from current material pricing, labor rates, and subcontractor quotes.• Solicit and qualify vendor and subcontractor pricing, and negotiate to keep bids competitive.• Assemble clear, client-ready proposals with scope, inclusions, exclusions, and assumptions spelled out.• Advise ownership on bid strategy — when to bid aggressively, hold firm, or pass on a project.• Hand off awarded projects to the Project Manager with a clean, phase-by-phase budget.• Price change orders and additional work after award with the same accuracy as the original bid.• Maintain a unit-cost history from completed projects to sharpen future bids.
WHAT WE'RE LOOKING FOR: • 4+ years of estimating experience in flooring, estimating high-rise, mid-rise and garden style• Ability to read and take off architectural and finish plans independently.• Proficiency with estimating/takeoff software and advanced Excel skills.• Working knowledge of tile, LVP, carpet, stone, and waterproofing/shower-system installation methods and labor productivity rates.• Sharp attention to detail — comfortable cross-checking quantities and catching errors before they reach a bid.• Experience managing multiple concurrent bids under deadline pressure.• Must be fluent in English NICE TO HAVE• Familiarity with South Florida building codes and permitting• Bilingual (English/Spanish).• Industry credentials such as CFI (Certified Flooring Installer/Inspector) or a construction management background.• Valid driver's license and willingness to travel to job sites for walks and measurements.• Strong vendor and subcontractor negotiation skills.
