About the role
- Asset Performance & Oversight
- Work alongside property managers and the accounting team to finalize annual property-level budgets, setting the baseline the performance dashboard measures against
- Review renewal pricing against the underwriting model, reconcile variances, and provide final sign-off on incoming tenants
- Review property manager reporting and delinquency status; coach property managers on notices and tenant negotiations
- Lead monthly Asset Management meetings and review the monthly property performance dashboard, making final variance and portfolio determinations
- Prepare the agenda for and lead integrated meetings between construction, leasing, and management to ensure smooth handoffs between phases
- Support the CEO in monthly investor updates comparing project progress to business plan
- Property-Level Financial Administration
- Own insurance administration — coordinate renewal options with the broker, complete applications, schedule and attend inspections, and maintain the coverage-tracking matrix
- Own property tax appeals — organize comps and assessment history, assemble and file appeal packages, and track deadlines and status
- Review CAM and tax reconciliations for commercial tenants prepared by management
- On-Site Representation
- Serve as on-site representative for refinance walkthroughs, insurance inspections, and lender site visits
- Serve as on-site ownership representative for capex and repair work once scheduled by the property manager
- Maintain a stabilized-property site visit cadence to confirm properties are operating to standard
- Operational Support
- Provide the Director of Operations with property-level feedback to inform process and AI improvement initiatives
- Assist with hiring and recruitment, including job ad creation, as needed
- 6+ years in real estate, combining property management and/or asset management experience, including meaningful time in an asset management capacity
- Bachelor's degree in Real Estate, Finance, Business Administration, or related field preferred
- Strong financial analysis skills; comfortable with underwriting models, budget-to-actual variance, and portfolio-level reporting
- Outstanding communication skills for tenant-, lender-, insurer-, and ownership-facing interactions
- Comfortable representing ownership on-site and making judgment calls independently
