About the role

Overview: We are partnered with an established Nashville general contractor preparing for a growing pipeline of multifamily construction throughout the Middle Tennessee market. The company is looking for an experienced Senior Project Manager who can take ownership of multifamily projects from preconstruction through closeout as upcoming developments move into construction. The position requires someone with meaningful multifamily experience who can independently lead project teams, manage owners and subcontractors, and provide senior-level oversight across the full project lifecycle. Role and
Responsibilities: Lead multifamily projects from preconstruction, budgeting, and procurement through construction, turnover, and final closeout. Participate in early budgeting, constructability reviews, value engineering, subcontractor procurement, and project planning. Establish project execution plans, budgets, cost forecasts, procurement schedules, and reporting procedures. Lead subcontractor buyout, scope reviews, negotiations, contracts, and change management. Manage project financial performance including forecasting, owner billing, commitments, change orders, and final reconciliation. Partner with Superintendents to manage sequencing, schedule, quality, logistics, subcontractor performance, and turnover. Maintain senior-level relationships with owners, architects, consultants, and trade partners. Lead OAC meetings and communicate project status, risks, financial performance, and schedule impacts. Anticipate procurement, design, cost, and schedule issues and drive solutions before they affect project delivery. Mentor junior project management staff and provide leadership across assigned project teams. Oversee punch, turnover, warranty documentation, and final project closeout. Projects & Scope Ground-up multifamily construction. Upcoming Nashville/Middle Tennessee multifamily pipeline. Multiple projects currently progressing through the development/preconstruction pipeline. Full project lifecycle from early preconstruction through turnover and closeout.
Qualifications and Experience: 7+ years of construction project management experience with a commercial general contractor. Significant ground-up multifamily project experience. Previous experience serving as the lead Project Manager or Senior Project Manager responsible for overall project delivery. Strong command of project financials, subcontractor buyout, contracts, procurement, scheduling, change management, and closeout. Nashville/Middle Tennessee construction experience and established local subcontractor relationships. Experience leading multiple project management staff or larger multifamily projects. Ability to operate independently and represent the company directly with owners and project stakeholders. What’s on Offer Competitive base salary. Bonus potential.
