Role Overview: We are seeking a detail-oriented, strategic and experienced Property Controller to oversee the financial management of our real estate portfolio. This role serves as a key leader within our private investment firm, ensuring the integrity of property-level accounting, financial reporting, and internal controls. The ideal candidate brings a high level of technical expertise and a proactive approach to portfolio performance. This position reports to the corporate controller.
Key Responsibilities: Financial Oversight: Lead the monthly, quarterly, and annual closing processes for a large diverse real estate portfolio covering office, retail, industrial and multi-family property types as well as development projects. Reporting: Prepare comprehensive financial statements, including balance sheets, income statements, and cash flow analysis. Budgeting & Forecasting: Collaborate with asset management, property management and the finance team to develop annual property budgets and perform variance analysis. Audit & Tax: Coordinate with external CPA firms for year-end audits and tax preparation and with external consultants for annual income and expense reporting. Internal Controls: Maintain and improve accounting policies to ensure GAAP compliance and safeguard company assets.
Required Qualifications
Experience: Minimum of 5 years of progressive accounting experience specifically within the real estate industry.
Education: Bachelor’s degree in Accounting or Finance (CPA or Master’s preferred).
Technical Skills: Advanced proficiency in MRI Software is highly preferred. High-level Excel skills (modeling, VLOOKUPs, Pivot Tables) are required. Industry Knowledge: Deep understanding of property-level accounting, including CAM reconciliations and lease administration. Management Requirements: In addition to the technical responsibilities, the Property Controller will be responsible for the direct supervision and professional development of a team of 4–6 Property Accountants. Team Supervision: Oversee the daily operations of the property accounting department, ensuring all deadlines for monthly closes and reporting packages are met across the team. Quality Control: Review and approve journal entries, bank reconciliations, and financial statements prepared by staff to ensure accuracy and consistency. Mentorship & Development: Provide ongoing training and technical guidance to staff; conduct formal performance reviews and identify opportunities for career growth. Process Optimization: Standardize accounting workflows and implement "best practices" to improve team efficiency and data integrity within MRI.Cross-Functional Collaboration: Act as the primary liaison between the accounting team and Asset Management/Property Management departments to resolve operational issues. Resource Planning: Manage workload distribution across the team to ensure balanced productivity, especially during peak audit and budget seasons.
