Position Overview: IronHorn Enterprises is seeking a motivated and analytically skilled Industrial Real Estate Investment Associate to support our continued growth in Pittsburgh and other target markets. The primary focus of this position will be identifying, evaluating, and advancing industrial property acquisition opportunities. The Investment Associate will also support leasing, underwriting, financing, due diligence, and business development activities. This is an excellent opportunity for a commercial real estate professional with two to four years of experience to gain in-depth, hands-on exposure across all phases of industrial real estate deal flow—from initial sourcing and financial analysis through acquisition, financing, leasing, and ongoing property performance.
Key Responsibilities
Acquisitions and Business Development: Identify and pursue industrial acquisition opportunities that align with IronHorn’s investment criteria and growth strategy. Research target markets, properties, ownership groups, brokers, and prospective sellers. Build and maintain relationships with property owners, brokers, developers, lenders, and other industry professionals. Conduct direct outreach and participate in networking events, industry conferences, and market visits. Maintain an active pipeline of prospective acquisitions and provide regular updates on activity and next steps. Assist in preparing letters of intent, purchase offers, investment summaries, and internal approval materials. Participate in property tours, seller discussions, negotiations, and transaction meetings. Coordinate with internal legal, finance, construction, facilities, and asset management teams throughout the acquisition process.
Underwriting and Financial Analysis: Prepare and maintain acquisition underwriting models, property-level pro formas, cash-flow projections, and investment analyses. Analyze rent rolls, leases, operating statements, tenant credit, market rents, capital expenditures, and historical property performance. Evaluate projected returns, financing assumptions, acquisition costs, operating risks, and potential value-creation opportunities. Conduct market research on industrial property values, rental rates, vacancy, demand, comparable transactions, and economic trends. Assist in preparing investment memoranda and recommendations for senior leadership. Support the preparation of information and financial materials for lenders and equity partners. Help monitor property-level financial performance following acquisition.
Due Diligence and Transaction Coordination: Support all phases of acquisition due diligence, including the review of leases, financial records, title materials, surveys, environmental reports, property condition assessments, and other transaction documents. Track due diligence requirements, deadlines, outstanding items, and internal responsibilities. Coordinate with attorneys, lenders, brokers, consultants, inspectors, and other transaction participants. Identify financial, operational, physical, tenant, and market risks that may affect an acquisition. Assist with acquisition closings and the transition of newly acquired properties to the appropriate internal teams.
Leasing and Tenant Engagement: Support leasing efforts for available industrial properties within the portfolio. Identify and engage prospective tenants, users, and tenant representatives. Conduct property tours and respond to questions regarding available space. Assist with lease proposals, tenant credit analysis, negotiations, and transaction coordination. Develop market knowledge related to tenant demand, rental rates, competing properties, and available industrial inventory. Maintain relationships with existing tenants and help identify retention, renewal, and expansion opportunities. Coordinate with legal, asset management, construction, and facilities teams to help move leasing transactions forward.
Market Intelligence and Reporting: Monitor industrial real estate activity in Pittsburgh and other assigned markets. Track acquisition opportunities, leasing activity, comparable transactions, major employers, development projects, and economic trends. Maintain accurate pipeline, transaction, and performance reports. Provide senior leadership with timely updates on opportunities, market conditions, risks, and recommended next steps.
Qualifications: Two to four years of commercial real estate experience, preferably involving acquisitions, underwriting, leasing, brokerage, asset management, development, lending, or investment analysis. Experience with industrial real estate is strongly preferred. Bachelor’s degree in Real Estate, Finance, Accounting, Economics, Business, or a related field preferred. Strong financial modeling and analytical skills, including proficiency in Microsoft Excel. Ability to analyze property financials, leases, rent rolls, market data, and investment returns. Strong written and verbal communication skills. Demonstrated business development, relationship-building, and negotiation abilities. Highly organized and capable of managing multiple opportunities, priorities, and deadlines. Strong attention to detail, sound judgment, and a proactive approach to problem-solving. Ability to work independently while collaborating effectively across departments. Willingness to travel for property tours, market visits, due diligence, and industry events as needed.
