About the role
We are seeking an experienced Land Development & Entitlements Manager to lead the planning, entitlement, and development process for a diverse portfolio of land and real estate projects. This role will be responsible for advancing projects from initial site evaluation and feasibility through approvals, permitting, construction readiness, and handover. The successful candidate will combine strong technical knowledge with commercial awareness, sound judgement, and the ability to coordinate multiple stakeholders and competing priorities. Key responsibilities include managing entitlement strategies, zoning reviews, land-use applications, development agreements, environmental studies, subdivision processes, and other regulatory approvals. You will prepare and maintain project schedules, budgets, risk registers, and status reports while identifying constraints and recommending practical solutions. The role will involve coordinating architects, engineers, planners, surveyors, consultants, legal advisers, contractors, and public agencies to ensure timely and compliant project delivery. You will also review site plans, technical reports, development conditions, and agency feedback; lead public meetings and approval presentations; and negotiate with municipal, regional, and other regulatory authorities as required. The ideal candidate will have a bachelor's degree in urban planning, real estate development, civil engineering, architecture, or a related discipline, together with significant experience in land development, entitlement management, planning, or a comparable field. Professional certification or membership in a relevant planning, development, or project management body is desirable. Strong knowledge of zoning regulations, planning processes, permitting requirements, development standards, and real estate project economics is expected. You should be highly organised, commercially astute, and confident interpreting technical information and regulatory frameworks. Excellent written, verbal, negotiation, and relationship-management skills are essential, along with proficiency in project management and document management tools. The role may require travel to project sites, public meetings, and agency offices.
