Role Description: The Director of Listings and Seller Relations is a full-time, hybrid role based in New Bern, NC, with a mix of in-office and work-from-home flexibility. This role oversees the entire listing process, including conducting listing consultations, coordinating property staging and photography, managing listing documentation, and ensuring accurate and compelling MLS and online property marketing. The director serves as the primary point of contact for sellers, providing regular updates, negotiating offers in collaboration with the lead agent, and addressing questions and concerns throughout the transaction. Daily responsibilities include monitoring market activity, tracking listing performance and feedback, coordinating with internal team members and external vendors, and implementing strategies to improve listing visibility and seller satisfaction. The role also involves creating and refining operational processes for listings, maintaining compliance with brokerage and regulatory requirements, and contributing to team goals and business development initiatives.
Qualifications: Candidates should possess strong Analytical Skills, including the ability to interpret market data, pricing trends, and listing performance metrics. Candidates should possess excellent Interpersonal Skills and Communication abilities to build trust with sellers, collaborate with team members, and clearly present recommendations. Candidates should possess a high level of Customer Service orientation, with a focus on responsiveness, problem-solving, and maintaining positive seller relationships. Candidates should possess foundational Finance-related skills, such as understanding pricing strategies, net sheets, and the financial implications of offers and negotiations. Real estate experience (listings, transactions, or sales coordination) is strongly preferred; familiarity with MLS systems and real estate contracts is beneficial. Strong organizational and time management skills, with the ability to handle multiple listings and deadlines simultaneously. Proficiency in standard office software and real estate-related tools (CRM systems, digital document platforms, and online marketing channels). Ability to work both independently and collaboratively in a high-paced environment, maintaining professionalism and discretion. Relevant licensure, such as a North Carolina real estate license, or willingness to obtain one within a specified timeframe may be required or preferred.
