Job Description: As Project Manager, you will be responsible for managing the day-to-day operations of assigned kitchen, bath, cabinetry, and remodel projects for RK Design LLC dba Kitchen Studio of Albuquerque. This role carries the project from signed contract and design handoff through ordering, delivery, installation, and final closeout. The Project Manager reports to the General Manager and ownership, and works closely with designers, the Project Coordinator, purchasing, accounting, cabinet manufacturers, countertop fabricators, installers, subcontractors, clients, Fellowship Homes field teams, and other project stakeholders. Cabinetry is the core of the Kitchen Studio business, and this role carries a strong emphasis on cabinetry work. The Project Manager is expected to understand how cabinets are specified, ordered, delivered, installed, adjusted, and finished, and to make sure every cabinetry project is built according to the approved design, the cabinet order, the contract documents, company standards, and client expectations. Cabinetry ResponsibilitiesThe Project Manager is the field owner of cabinetry quality and accuracy on every assigned project, and is expected to:— Perform and verify job site measurements, wall conditions, rough openings, ceiling heights, andutility locations before cabinet orders are finalized.— Review cabinet drawings, layouts, and orders against site measurements and the approved design, and identify conflicts before orders are released.— Confirm cabinet specifications, including door style, finish, box construction, sizes, fillers, scribes, panels, moldings, toe kicks, hardware, and interior accessories.— Inspect orders upon receipt and document any damages, shortages, or discrepancies. Ensureissues are reported and addressed with the appropriate vendor in a timely manner.— Confirm appliance specifications, clearances, panel-ready requirements, and plumbing andelectrical locations against the cabinet layout.— Receive and verify cabinet and material deliveries on site or at the showroom, and inspect fordamage, missing items, and order errors.— Manage damage claims, backorders, remakes, and replacement parts with cabinet manufacturers and suppliers.— Sequence cabinetry work with demolition, rough-ins, drywall, flooring, countertop templating, backsplash, and plumbing and electrical trim.— Coordinate countertop templating and installation with fabricators once cabinets are set andverified.— Inspect cabinet installations for level, plumb, alignment, consistent reveals, door and draweradjustment, scribing, trim and molding fit, and touch-up.— Lead cabinetry punch lists, warranty claims, and final adjustments through client sign-off.
Essential Duties and Responsibilities: The Project Manager is required to perform the following duties and responsibilities in a professional manner: Project Management— Manage assigned kitchen, bath, cabinetry, and remodel projects as directed by the General Manager and ownership.— Oversee daily project operations and ensure each assigned project is progressing according toschedule, budget, quality expectations, and company standards.— Manage and update project schedules, sequencing, milestones, and installation dates inBuilderTrend.— Hold a pre-construction handoff with the designer on each project to confirm scope, selections, drawings, and client expectations before work begins.— Review plans, cabinet drawings, specifications, scopes of work, selections, schedules, budgets, and purchase orders to understand project requirements.— Identify potential conflicts, missing information, constructability concerns, design issues, fieldissues, or budget impacts and communicate them to the appropriate team members.— Coordinate material deliveries, site readiness, installer and subcontractor starts, inspection timing, and required project logistics.— Complete installation packets so installers have the drawings, specifications, and instructionsneeded to perform the work correctly.— Coordinate with Fellowship Homes field teams on projects where Kitchen Studio cabinetry is partof a new home or larger remodel. Installers, Subcontractors, and Vendors— Coordinate installers, subcontractors, cabinet manufacturers, fabricators, suppliers, inspectors, and internal team members to keep projects moving forward.— Onboard new installers and subcontractors in coordination with the General Manager and officestaff.— Ensure trade partner work is completed on time and within defined quality standards.— Grow and foster relationships with the company's installer, trade partner, and vendor pool, including identifying and developing new trades and suppliers.— Provide vendor and installer coaching, performance feedback, and accountability related toschedule, quality, safety, and communication.— Assist in identifying, documenting, and resolving vendor or subcontractor performance issues, and participate in decisions regarding removal or replacement when project performance requires it. Client Experience— Manage and protect the customer experience throughout the installation process throughcompletion and closeout.— Build relationships of trust with homeowners through professional, open, and timelycommunication.— Communicate project status, field conditions, upcoming decisions, delays, and needed information to clients, the designer, the General Manager, and office staff.— Coordinate punch lists, warranty items, closeout activities, client walkthroughs, and final projectcompletion tasks. Purchasing, Budget, and Office Coordination— Enter and approve purchase orders, variance purchase orders, receipts to purchase orders, andsubcontractor payout approvals as assigned.— Coordinate with office staff to support owner invoicing, deposits, vendor payments, changeorders, schedule updates, and documentation.— Understand how field decisions affect purchasing, accounting, invoicing, vendor payments, andproject profitability.— Communicate potential change order items promptly and provide the field information neededfor pricing, documentation, and approval.— Help find better, more efficient, and cost-conscious solutions for delivering the client's intendedproject outcome. Job Site, Documentation, and Team— Ensure job sites and client homes are kept clean, protected, safe, and professionally presentedthroughout the project.— Maintain organized project documentation, photos, notes, field updates, and communicationrecords in BuilderTrend as required by the company.— Coordinate and participate in project meetings, client meetings, installer meetings, and internalstatus meetings as needed.— Train and mentor field and installation staff on Kitchen Studio processes, standards, anddocumentation requirements.— Participate in hiring, onboarding, and corrective action for field staff in coordination with the General Manager and ownership.— Help improve company systems by sharing field feedback related to design, measuring, ordering, scheduling, installation, and quality control.— As needed, deliver products to and from job sites.— Maintain good attendance, punctuality, professionalism, leadership, accountability, and a positiveattitude.— Perform other duties as required or deemed necessary to support assigned projects and company operations. Decision ImpactThe Project Manager is expected to make daily field decisions that affect project schedule, cabinetry quality, client satisfaction, vendor and installer performance, budget accuracy, and company operations. Decision-making authority may include installation sequencing, installer coordination, site logistics, quality control direction, vendor and installer performance feedback, and recommendations related to subcontractor or employee replacement or corrective action. Because a cabinet ordering or measuring error can affect lead times, cost, and the client relationship, any issue that may affect schedule, budget, billing, vendor payment, or project completion must be communicated and documented promptly. The goal is not to assign blame, but to identify issues early, solve problems efficiently, and improve internal systems. Budgetary Responsibility Project budgets are created and maintained by ownership, the General Manager, design, purchasing, and accounting; however, the Project Manager plays an important role in protecting the budget through field awareness, accurate measurements, order verification, communication, and early issue identification. The Project Manager is expected to identify conditions that may create added cost, scope changes, schedule delays, material or cabinet changes, design conflicts, or potential change order requirements. These issues should be brought to the General Manager, ownership, or purchasing promptly so that a decision can be made before work proceeds whenever possible.
Physical Requirements: This is a salary position and may require long days, early mornings, and occasional weekends depending on project needs, deliveries, installer availability, deadlines, and client commitments. This position involves sitting, standing, walking, climbing, bending, kneeling, lifting, carrying, pushing, and pulling in the showroom and on active job sites. The employee must be able to exert force of up to 50 pounds and occasionally up to 80 pounds to carry, lift, push, pull, or otherwise move cabinets, countertops, and materials, and must be able to climb ladders and observe all areas of the work.
Qualifications: Construction, remodel, or cabinetry experience required.— Hands-on knowledge of cabinet construction, installation, and adjustment strongly preferred.— Prior experience as a project manager, superintendent, field manager, installation lead, or similarrole preferred.— Ability to take accurate field measurements and to read plans, cabinet drawings, elevations, specifications, and scopes of work.— Strong understanding of remodel sequencing, installer and subcontractor coordination, inspections, quality control, and job-site management.— Ability to manage multiple projects, deadlines, installers, vendors, and client expectations at onetime.— Strong written and verbal communication, leadership, organization, follow-through, and timemanagement skills.— Ability to identify problems, communicate solutions, and escalate issues when needed whileworking independently.— Proficient with general technology, email, photos, documentation, scheduling tools, and MS Office (Word, Excel, Outlook).— BuilderTrend experience preferred.— Professional judgment, accountability, confidentiality, and discretion are required.
Desirable: Bonus Qualifications— Kitchen and bath design knowledge, including layout principles, NKBA guidelines, and material and finish selections.— Working knowledge of 2020 Design software, including reading, reviewing, or adjusting cabinetlayouts, elevations, and orders.
