About the role
The client is the capital partner and landowner of more than 7 million square feet of existing or potential industrial development in the southeastern United States. The Southeast Market Lead will serve as the firm's full-time southeast presence, contributing to industrial leasing and deal execution, market intelligence, marketing strategy, and coordination with developers, brokers, and economic development organizations.
Responsibilities:
Identify potential tenants of speculative buildings, build-to-suit users, and land buyers
Evaluate relevant active industrial requirements of 75,000 SF or more in the Savannah and greater Southeast Georgia markets and other regional markets where the firm owns buildings or land
Maintain a well-rounded view of competitive supply, asking rents, concessions, and lease comps, drawing on broker input alongside primary market research
Track manufacturing activity, port developments, and state and local incentive changes that affect demand for our sites
Deliver a concise, regular market update to the principals and flag anything that changes our positioning in real time
Work alongside the developer partners and leasing broker on every prospect: attend tours, follow up with tenant reps directly, understand tenant motives and decision criteria, and help refine prospect strategy with the broker and developer teams
Structure lease and build-to-suit proposals with the Managing Director and other team members
Analyze and report on the financial wherewithal and creditworthiness of potential tenants
Review lost deals with our partners to capture lessons and key attributes for future pursuits
Work with the leasing brokers and the Managing Director to ensure each property has the market coverage and resources needed for successful marketing
Partner with the developer on the positioning of existing buildings and the land: messaging, target tenant segments including 3PL, distribution, manufacturers, and other partners
Build and maintain relationships with the organizations that route foreign domestic manufacturing users in the region, including KOTRA Atlanta, the Southeast U.S. Korean Chamber of Commerce, the Georgia Department of Economic Development, and the Savannah Economic Development Authority
Coordinate marketing collateral, events, and broker outreach with the leasing broker and developer partners
Coordinate similar leasing endeavors for any new property added to the Inclenberg southeastern portfolio
Serve as the firm’s day-to-day counterpart to the developer partner's development team on leasing, site, and marketing matters
Represent the firm’s priorities in weekly leasing and development calls and keep the Managing Director informed of key decisions
Support pursuit of state and local designations for our land (FTZ, GRAD certification, Freeport exemption, PILOT structures, Quick Start workforce programs)
Skills 7+ years in industrial real estate in a leasing, development, acquisitions, or owner's-representative role, with meaningful time spent in the Atlanta or Savannah markets
Demonstrated track record of executed industrial leases or build-to-suit transactions
Working fluency with lease economics, development underwriting, and tenant credit analysis
Comfortable in Excel and Argus or equivalent
Existing relationships with Southeast industrial tenant reps and economic development organizations
100,000 SF and larger
Experience with Korean or other foreign direct investment users, or with automotive supply chain tenants, is a strong plus
