Responsibilities:
The Vice President of Development is a key member of the Amped corporate team, responsible for driving the club expansion strategy. This role leads new club development across real estate planning, construction, design, facilities management, and the negotiation and execution of leases, ensuring new locations are delivered on time and within budget, meet Amped’s brand standards, and support strategic growth objectives. The Vice President of Development provides visionary leadership across the development function, partnering closely with internal and external stakeholders to scale Amped’s footprint. This individual will bring a strategic mindset, deep technical knowledge, and operational excellence to deliver high-impact development initiatives. Ultimately, this position will own: identification of new locations and execution of openings; achievement of annual new-opening targets; development of detailed buildout budgets and schedules, and adherence to approved capital plans and timelines; investment case underwriting and post-opening performance to investment case; proactive identification and mitigation of development risk; and end-to-end accountability for the successful execution and handoff of new clubs into operations.
Specific Responsibilities:
Strategic Development Leadership:• Lead and execute the club development strategy, aligning real estate planning, construction, and design with company growth goals• Partner with leadership to identify and prioritize markets for new club openings• Oversee real estate selection and deal structuring• Drive development pipeline and forecasting, ensuring strategic alignment with business objectives Construction Management & Execution:• Direct all aspects of the construction lifecycle, from pre-development through handover• Manage timelines, resources, and budgets to ensure efficient, high-quality delivery• Oversee permitting, city agency coordination, and compliance with all applicable codes and regulations• Maintain strong relationships with landlords, contractors, consultants, and vendors to drive project excellence Design Integration & Brand Standards:• Ensure club design execution reflects the Amped brand, client experience, and operational needs• Collaborate cross-functionally to uphold and refine scalable development standards Leadership & Cross-Functional Collaboration:• Foster strong partnerships with Finance, Operations, Marketing, and Club Leadership to support new club success• Drive cross-functional planning, transparent communication, and effective project execution Financial Oversight & Risk Management:• Creation and execution of approved buildout budgets• Develop investment case underwriting and post-opening performance to investment case• Lead contract negotiation for consultants and contractors• Support leadership in long-range capital planning and investment strategy• Monitor project risks and develop mitigation plans in real-time• Lead commercial negotiation of leases and LOIs in partnership with executive leadership and external counsel; ensures legal documentation is efficiently executed with appropriate risk controls Key Selection Criteria• Development Leadership Experience: 7+ years of progressive leadership in real estate development, construction, or related disciplines, ideally in fitness, hospitality, or retail.• Customized Facility Development: Proven track record leading the design and build of premium, highly customized environments with complex technical requirements. Skilled at resolving site-specific challenges with precision and attention to detail.• High-Growth Leadership: Experience scaling in fast-paced environments with aggressive expansion targets. Demonstrated ability to build teams, systems, and processes that sustain quality and brand consistency.• Hands-On, Strategic Leadership: Thrives in lean, entrepreneurial settings. Able to lead strategically while engaging directly in execution and driving results through active involvement.• Strategic Real Estate Expertise: Deep knowledge of real estate strategy, site underwriting, and approval processes. Proficient in demographic and financial forecasting to inform long-term investments. Knowledge of permitting, contract negotiation, construction processes, and regulatory compliance.• Value Engineering Skills: Adept at identifying cost efficiencies without eroding customer experience or brand standards, balancing premium design features with budget discipline across multiple projects.• Collaborative Partnership: Ability to lead cross-functional teams and collaborate effectively with internal and external stakeholders.• Travel: Willingness to travel regularly to club sites and development projects.• Cultural Alignment: Passion for health, wellness, and the Amped brand.
