About the role
About our client Our client is a well-established, vertically integrated real estate investment firm headquartered in New York City, focused on multifamily housing across the United States. They invest through both equity and credit and partner with developers and general contractors on ground-up residential projects. The construction team is small and senior, and this hire will be the firm's eyes and ears on site.
The role:
This is an owner's representative position overseeing two or more ground-up multifamily development across NJ/NYYou'll represent ownership on both jobs, holding the general contractor to budget, schedule and quality. There is an office base, but most of your time will be spent in the job trailer and on site, so this suits someone who wants to stay close to the work rather than manage it from a desk.
Responsibilities:
On site and project oversight Act as the owner's representative on two active ground-up multifamily projects, spending the majority of the week on site Walk the work regularly and verify reported progress against what's actually in place Attend OAC meetings and hold the GC, design team and consultants to their commitments Review GC baseline and updated schedules, logistics plans, sequencing and buyout, and challenge assumptions that put milestones at risk Monitor quality of work on both projects and raise deficiencies with the GC before they're covered up Track punch list, commissioning, TCO/CO and closeout through to final turnover Cost control Review monthly GC pay applications and draw requests against the schedule of values and work in place before recommending release of funds Evaluate every change order for entitlement, pricing and schedule impact, and recommend a position to ownership Monitor contingency, allowances and exposure, and keep a projected cost at completion for each project Coordinate with lender inspecting engineers and third-party consultants on draw inspections and reporting Risk and escalation Identify cost, schedule, quality and contractor performance risk early and escalate with a recommended course of action Check contractor insurance, bonding and compliance as required under the construction agreements Support resolution of disputes, delay claims and scope disagreements between the GC, developer partners and design team Reporting and wider support Report regularly to leadership on budget, schedule, risk and contingency across both projects Maintain construction reporting for internal stakeholders and, where needed, lenders and joint venture partners Provide construction input on new acquisitions and developments, including budget and schedule review, contractor assessment and constructability
