About the role

We are currently recruiting for an Occupancy Specialist to join our team at Westfield Senior Citizen Housing! In this role, you will be responsible for occupancy, and compliance with Tax Credit and HUD occupancy regulations.
RESPONSIBILITIES: Manages tenant occupancy. Works to minimize vacancies. Maintain all occupancy files in a neat and organized fashion. Update and maintain all occupancy forms, Tenant Selection Plan. Plan and manage opening of waiting list, including the placement of advertisements, update of application forms, review and processing of applications. Maintain and purge waiting list Conduct resident certifications and re-certifications. Run EIV and SAVE reports as required. Assists in conducting initial interviews with prospective residents. Assists in conducting apartment tours with tenants and families. Schedule re-certification interviews. Prepare lease renewal correspondence. Carry out other tasks as assigned by supervisor. WORKING BEHAVIORSAdhere to and carry out all policies and procedures. Maintain current required certifications. Establish and maintain constructive working relationships with coworker, residents, families and visitors. Maintain confidentiality of verbal and written information pertaining to residents, facility operations and personnel. Promote Westfield Senior Citizens Housing Corporation in a positive way. Promote teamwork in providing services to residents No smoking in the building or while operating any and all equipmentKNOWLEDGE EXPECTATIONSKnowledge of housing management methods. Ability to work cooperatively and patiently with tenants, associates, superiors and families. Ability to prepare clear, concise and accurate written documents for funding reimbursement, certifications. Ability to oversee and accurately maintain tenant records and files Ability to operate a computer and maintain certification data to maximize performanceWORKING CONDITIONSHeated/air-conditioned, well-lit facility with minimal barriers Repetitive motion with use of computer and typing Extended sitting for up to 2-3 hoursQUALIFICATIONSOccupancy Specialist Certification. Tax Credit Certification. Fair Housing Training Certificate. Experience with Yardi Classic /Breeze Compliance software preferred 3-5 years of experience working with the elderly and their families recommended. Bachelor’s Degree recommended.
COMPENSATION & BENEFITS: Competitive Salary Health Care 401k with matchPTO/sick time (increases based on tenure)
Pay: $26.00 - $30.00 per hour Expected hours: 35.0 per week
