About the role
- Lead MEP design from concept through construction documents, directing our engineers and specialty consultants and challenging recommendations that do not hold up.
- Choose major systems on the merits: performance, cost, energy use, acoustics, maintainability and what they do to the architecture.
- Run design, constructability and BIM coordination reviews so problems are solved in the model, not in the field.
- Write the MEP trade scopes and bid packages, level the bids, negotiate and buy out the work.
- Review budgets, long-lead equipment, shop drawings, submittals, RFIs and change orders.
- Be on site regularly, lead subcontractor coordination and drive issues to resolution.
- Manage utility, permitting and inspection requirements with DOB, FDNY, DEP and Con Edison.
- Lead commissioning and turnover: startup, testing, balancing, controls, closeout and training.
- Turn what we learn into A&P's MEP standards for every future project. In your first year
- Every project in design gets an MEP review led by you at each milestone.
- You buy out your first MEP trades on scopes you wrote.
- You commission and turn over a building.
- You issue the first edition of our MEP standards. What you bring
- 10 to 15 or more years of MEP experience, including ground-up projects you took from design through buyout, construction, commissioning and turnover.
- Recent New York City experience and working knowledge of its codes, agencies and utilities.
- Hands-on experience writing MEP scopes, leveling bids and negotiating with subcontractors.
- Technical depth across HVAC, electrical distribution, plumbing, fire protection, life safety and controls.
- Fluency with BIM coordination and with Revit, Bluebeam, Procore and AutoCAD.
- A degree in mechanical or electrical engineering, construction management or a related field. A PE license is a plus, not a requirement.
- High-rise or luxury residential, hospitality or similar design-intensive work is strongly preferred. If your best work was on another building type and you can show the same range, we want to hear from you.
