Reports To: Director of Property Management Job Summary:
We are seeking an experienced and proactive Commercial Retail Property Manager to oversee the daily operations, tenant relations, and financial performance of a portfolio of retail properties. The ideal candidate will ensure properties are well-maintained, fully leased, and operate within budget while delivering excellent service to tenants and clients.
Key Responsibilities: Manage day-to-day operations of assigned retail commercial properties. Serve as primary point of contact for tenants, vendors, and service providers. Ensure properties are maintained to high standards, coordinating regular maintenance, repairs, and improvements. Monitor and enforce lease terms, including rent collection, CAM (Common Area Maintenance) reconciliations, and lease compliance. Prepare and manage annual operating budgets, track expenses, and provide financial reports to ownership or asset management. Conduct regular property inspections and implement corrective actions as necessary. Negotiate contracts and oversee third-party service providers (e.g., janitorial, landscaping, security).Support leasing efforts by coordinating with brokers, assisting with tenant improvements, and onboarding new tenants. Address tenant complaints or emergencies promptly and professionally. Stay current with market trends and property management best practices.
Qualifications: Bachelor’s degree in Business, Real Estate, or related field preferred. Minimum of 3–5 years of commercial property management experience, preferably in retail. Strong knowledge of lease administration, property operations, and financial reporting. Excellent communication, negotiation, and problem-solving skills. Proficiency in property management software (e.g., PropertyWare, Yardi, AppFolio, or similar platforms).Ability to multitask and manage multiple properties effectively. Valid driver’s license and ability to travel between sites as needed. CPM®, CSM®, or similar industry certification is a plus.
