Ground-Up Superintendent (NYC / General Contractor)
Role Overview: A well-established New York general contractor is seeking an experienced Superintendent to oversee the field delivery of a multi-storey ground-up residential development in Manhattan. The project is currently out of the ground and requires a strong field leader who can take ownership of daily site operations, subcontractor coordination, schedule, safety and quality through to completion. The successful candidate will report to the Director of Operations and work closely with the Project Manager, site team, consultants and subcontractors to ensure the project is delivered safely, efficiently and to a high standard.
Key Responsibilities: Manage all day-to-day field operations across the project. Coordinate subcontractors, trade sequencing and overall site logistics. Drive short-term and master schedule objectives, including look-aheads and recovery planning where required. Maintain strong standards across safety, quality control and site organization. Review drawings, RFIs, submittals and field changes alongside the project team. Lead subcontractor, coordination and site progress meetings. Coordinate material deliveries, inspections, testing and required approvals. Proactively identify field issues and work with the Project Manager to resolve them. Maintain accurate daily reports, progress records and communication with the wider project team. Oversee punch-list, closeout and final project handover.
Requirements: Current experience as a Superintendent or Senior Superintendent. Strong ground-up construction experience is essential. Proven experience delivering projects valued at $30 million or above. Strong knowledge of field operations, subcontractor coordination, safety and schedule management. Ability to work fully site-based in Manhattan. NYC high-rise residential experience is highly desirable. Degree in Construction Management, Engineering or a related discipline preferred.
Compensation & Benefits: Base salary of $220,000–$230,000.Full company benefits package, with additional details discussed during the interview process.
