Job description:Position SummaryCrescent Heights is seeking a seasoned Risk Manager to oversee and enhance the company’s enterprise-wide risk management function, with a strong emphasis on ground-up development, high-rise residential assets, mixed-use properties, and condominium conversions.This role is responsible for identifying, evaluating, and mitigating risk across the full lifecycle of Crescent Heights’ development and operational portfolio. The ideal candidate will bring deep expertise in construction-related risks, property and liability insurance programs, and employment-related exposures (EPL, Workers’ Compensation), while supporting strategic initiatives and safeguarding company assets.The Risk Manager will partner closely with development, construction, asset management, legal, and finance teams, while also managing relationships with brokers, insurers, lenders, and consultants.Key ResponsibilitiesRisk Assessment & AnalysisIdentify and evaluate risks across development, construction, stabilized assets, and condominium conversion projectsReview contracts, loan agreements, development agreements, and project plans to assess exposure and ensure appropriate risk transferConduct site visits and field assessments across active construction sites and operating propertiesInsurance Program ManagementOversee enterprise insurance programs including Builder’s Risk, General Liability, Professional Liability, Property, EPL, Workers’ Compensation, and Umbrella/Excess coveragePartner with brokers and carriers to structure cost-effective, comprehensive insurance coverage aligned with company and lender requirementsEnsure compliance with insurance requirements across contractors, subcontractors, consultants, and vendorsClaims ManagementManage claims related to construction defects, property losses, liability exposures, tenant matters, and workers’ compensationCoordinate with insurance carriers, legal counsel, and internal teams to resolve claims efficientlyAnalyze claims data and trends to inform risk mitigation strategiesRegulatory ComplianceEnsure compliance with applicable federal, state, and local regulations, including those related to construction and condominium conversionsSupport HOA requirements, warranty obligations, and tenant conversion lawsDevelop and maintain internal risk management policies and proceduresRisk Mitigation & StrategyDevelop and implement proactive risk mitigation strategies across development and operationsProvide guidance and training to internal teams on risk management and insurance complianceMonitor emerging risks and adjust strategies accordinglyFinancial ManagementMonitor insurance costs, premiums, deductibles, and claims activityPrepare reports on risk exposure and financial impact for senior leadershipSupport budgeting and forecasting of risk-related expensesStakeholder CollaborationServe as liaison with brokers, carriers, legal counsel, lenders, and consultantsCollaborate with Development, Construction, Asset Management, Property Management, Legal, and Finance teamsQualificationsEducationBachelor’s degree in Risk Management, Business Administration, Construction Management, or related fieldARM, CRM, CPCU, or similar certifications preferredExperienceMinimum 10+ years of risk management experienceStrong background in real estate development, construction, and residential assetsExperience with condominium conversions strongly preferredSkillsDeep understanding of construction practices and insurance structuresStrong knowledge of contractual risk transfer and compliance requirementsExcellent analytical, negotiation, and communication skillsProficiency in Microsoft Office and risk management systemsWork EnvironmentRole could require both office and fieldwork. Regular travel to construction sites, development projects, and operating properties is required.
