Chantilly, VA | Custom & Semi-Custom Residential ConstructionA well-established Northern Virginia homebuilder is looking for a Purchasing Manager to take ownership of purchasing, contract negotiations, and cost management across a portfolio of high-end custom and semi-custom homes. This is an opportunity to join a builder known for delivering highly personalized homes and complex build-on-your-lot projects- where every project requires thoughtful scope management, strong vendor partnerships, and disciplined cost control.
The Opportunity:
This is not a traditional purchasing role focused solely on vendor relationships and ordering materials. The ideal candidate will have a strong commercial and cost-management mindset and be comfortable negotiating contracts, scopes of work, pricing, and terms to protect project margins. You’ll have significant influence over the purchasing function and the opportunity to take on broader responsibility as the business continues to grow.
Key Responsibilities:
Own purchasing and procurement for custom and semi-custom residential projects Negotiate contracts, scopes of work, pricing, and terms with subcontractors and vendors Develop and maintain strong relationships with trade partners while holding firm on cost and performance Review project scopes and identify opportunities for cost savings and improved value Partner closely with estimating, construction, and leadership to ensure accurate budgets and executable scopes Monitor costs throughout the project lifecycle and help ensure projects remain within established financial targets Evaluate and negotiate subcontractor proposals and bids Establish and maintain consistent purchasing processes and standards Help strengthen the company's overall cost-control and procurement strategy Potentially manage and mentor the estimating function as the team grows
What We're Looking For:
Experience in custom or semi-custom residential construction preferred Experience with projects typically valued at $1M+Strong understanding of subcontractor scopes, contracts, and residential construction costs Demonstrated ability to negotiate pricing and contractual terms Commercially minded with a strong understanding of cost management and profitability Excellent vendor and subcontractor relationship-building skills Comfortable working in a collaborative, office-based environment Ability to balance quality, customer expectations, and financial discipline Strong communication, organization, and problem-solving skills If you're a purchasing or procurement professional who wants more ownership and influence than a typical builder can offer, this is an opportunity to make a meaningful impact on a growing custom-home operation.
