Property Controller – Commercial Real Estate - Midtown & Downtown NYC | Hybrid Available | Up to $175K + Bonus Established real estate owner/manager is seeking a hands-on and managerial Property Controller to oversee accounting and financial reporting for a diverse portfolio of commercial properties. The portfolio includes Class A NYC office properties as well as national retail and office assets, including triple-net lease properties. This is a key role with responsibility for both property and investment accounting, while managing accounting staff and working closely with property management, asset management, ownership, and senior leadership.
Responsibilities: Manage and perform hands-on property accounting and financial reporting, including month-end close. Lead and develop accounting staff while remaining directly involved in the details. Prepare and review financial statements, budgets, forecasts, cash flow, and owner reporting. Oversee tenant billings, rent rolls, recoveries, escalations, and CAM/operating expense reconciliations. Manage general ledger, journal entries, accruals, reconciliations, fixed assets, and cash activity. Oversee AP/AR and work closely with property management and operational teams. Support investment accounting and reporting across the portfolio. Coordinate audits, tax reporting, and outside accounting relationships. Maintain strong controls and ensure accurate, timely financial reporting.
Qualifications: Strong commercial real estate accounting experience is required. Hands-on and managerial experience — someone who can lead a team while remaining close to the accounting. Experience with Class A commercial office and/or national retail/office properties, including triple-net leases. Strong knowledge of property accounting, leases, tenant recoveries, and operating expense reconciliations. Experience with both MRI and Yardi strongly preferred. Property and investment accounting experience highly valued. Strong technical accounting, financial reporting, and analytical skills. Ability to work independently and take ownership of a sophisticated portfolio. Excellent communication and organizational skills. Bachelor's degree in Accounting, Finance, or related field preferred.
Base Salary: $140k-175K base + bonus, depending on experience, plus strong benefits.
