About the role
- Manage inventory, ordering, and delivery of supplies and equipment for maintenance, custodial, and grounds teams, under the direction and approval of the Property Manager
- Respond promptly to work order requests, make-readies, and related tasks
- Schedule and perform preventative maintenance
- Ensure OSHA standards and company safety policies are followed at all times
- Fulfill on-call responsibilities
- Schedule and directly supervise all in-house and/or vendor work
- Schedule product review appointments to avoid "drop-in" sales calls
- Research and evaluate current and potential products used in community maintenance and upkeep
- Analyze and resolve work problems, or assist team members in solving them
- Initiate or suggest plans to motivate the team toward work goals
- Maintain the supply and upkeep of all Company-required tools
- Report unusual or extraordinary circumstances regarding the community or residents
- Maintain consistent communication with vendors/contractors on scheduling, billing, vendor relations, and certificates of insurance
- Ensure required community uniform, professional appearance, and attitude are maintained by all maintenance, custodial, and grounds personnel
- Respond courteously and efficiently at all times
- Maintain thorough knowledge of company policies and procedures
- Seek educational opportunities and self-improvement for personal growth and development
- Supervisory Responsibilities
- Carry out supervisory responsibilities in accordance with Company policies and applicable laws, including planning, assigning, and directing work; appraising performance; rewarding and disciplining team members; and addressing and resolving complaints
- High school diploma or GED, plus 3–5 years of related experience/training, or an equivalent combination of education and experience
- Valid driver's license with the ability to drive to daily activities
- Experience managing a diverse workforce; ability to manage conflict, provide direction, and drive results through staff performance management
- Ability to read and interpret safety rules, operating/maintenance instructions, and procedure manuals; ability to write routine reports and correspondence
- Ability to communicate effectively with customers one‐on‐one or in groups
- Ability to apply common sense to carry out detailed instructions and resolve standardized problems involving a few concrete variablesHVAC certification required
- Ability to frequently sit, stoop, kneel, crouch, or crawl; frequently lift/move up to 50 lbs and occasionally over 100 lbs; ability to climb ladders
