Role Description: The Real Estate Development Director (Remote with Travel) is a full-time role responsible for leading the identification, evaluation, and development of new childcare center locations for Learning Care. This position is based on-site in Berlin, MD, with regular travel to prospective sites, existing centers, and key stakeholders as needed. Day-to-day responsibilities include sourcing and assessing potential properties, conducting market and feasibility analyses, overseeing due diligence, and managing development timelines and budgets. The Director collaborates with internal teams, external partners, and local authorities to guide projects from concept through completion, ensuring alignment with organizational growth strategies and community needs. This role also involves negotiating terms, monitoring project performance, and providing regular updates and recommendations to leadership.
Qualifications: Real Estate Development skills, including site selection, property evaluation, and transaction coordination. Feasibility Studies and market analysis skills to assess demand, competitive landscape, and project viability. Project Management skills for planning, scheduling, and coordinating cross-functional development activities. Due Diligence skills for reviewing zoning, permitting, environmental factors, and legal and regulatory requirements. Budgeting skills for preparing, managing, and monitoring development costs and financial projections. Experience in commercial real estate or multi-site development, preferably in education, childcare, or related sectors. Strong analytical, negotiation, and communication skills, with the ability to present findings to senior leadership. Proficiency with real estate and project management tools, as well as standard office software. Ability to travel regularly, work on-site in Berlin, MD, and collaborate effectively with diverse stakeholders. Bachelor’s degree in Real Estate, Business, Finance, Urban Planning, or a related field; advanced degree or relevant certifications are a plus.
