Director, Land Acquisition - Global Data Center Owner / Operator
Location: RemoteA global data center developer, owner and operator is seeking a Director of Land to lead the identification, acquisition and development of strategic data center sites across the United States to support the company’s rapidly expanding hyperscale and AI infrastructure platform This individual will play a critical role in shaping the company’s U.S. growth strategy, securing large-scale sites capable of supporting hyperscale and AI deployments across key markets. The role requires strong expertise across land acquisition, utility infrastructure, entitlement strategy and large-scale infrastructure development. The ideal candidate will come from a data center owner/operator, hyperscaler or powered land background.
Key Responsibilities: 'Lead national land acquisition and site strategy initiatives for hyperscale and AI-focused developments Identify, evaluate and secure strategic sites across targeted U.S. markets Prioritize markets based on: Deliverable power availability, Transmission and utility infrastructure. Fiber connectivity and latency, Entitlement and permitting environment, Incentives and tax advantages, Scalability and speed-to-market. Build and maintain a robust pipeline of qualified development opportunities. Lead negotiations for: Land purchases, Options and ground leases, Development agreements and related transactions Partner closely with utilities, transmission providers and infrastructure stakeholders to support power and connectivity strategies Oversee diligence activities including:, Environmental assessments, Zoning and permitting reviews, Infrastructure and utility feasibility, Site risk evaluation Engage with municipalities, economic development groups and government agencies to support project advancement and incentive negotiations Collaborate cross-functionally with internal real estate, engineering, construction, finance and operations teams to transition projects from acquisition through development Provide executive leadership with regular updates on pipeline activity, market trends, risks and strategic recommendations Qualifications 10+ years of experience in land acquisition, site selection or large-scale infrastructure development of data centers Proven track record leading complex site acquisition and development processes from sourcing through transaction close Strong understanding of Power infrastructure and interconnection, Transmission and utility coordination, Fiber infrastructure and connectivity, Environmental and permitting processes, Zoning and land use considerations Excellent negotiation, analytical and stakeholder management capabilities Experience building and leading high-performing teams in fast-paced growth environments Ability to evaluate site feasibility, risk and long-term strategic value Bachelor’s degree preferred; advanced degree is a plus
