This position sits at the confluence of the investment management life cycle, working with acquisitions, asset management, fund accounting, capital markets, investor relations, and senior leadership. The analyst role is the analytical engine that drives the organization. The successful candidate should be detail oriented, managing their time across multiple funds and deadlines, setting clear priorities and expectations, and taking initiative without high-touch direction. An inquisitive intellect coupled with a strong analytical background is a must. There are no bleacher seats in our organization. This is a highly visible role with a lot of responsibility across disciplines, academic touchstones, and advanced use of artificial intelligence, which the role will have a hand developing and evolving.
Key Responsibilities: Fund Performance, Attribution, and Reporting Track fund-level performance across all vehicles: gross and net IRR, equity multiple, DPI, RVPI, and TVPI, with attribution by asset, sector, vintage, and strategy. Maintain quarterly attribution files and reconcile asset-level projections to fund-level cash flows, waterfalls, and promote calculations. Prepare quarterly investor reports, fund performance summaries, and LP letters; perform cross-document QA against audited financials, capital account statements, and asset management reporting. Maintain portfolio and fund dashboards and key performance metrics for portfolio managers and senior leadership. Fund Modeling, Waterfalls, and Capital Management Build and maintain fund-level and portfolio-level models, including distribution waterfalls, promote and carried interest calculations, management fee bases, and gross-to-net bridges. Forecast LP capital contributions and distributions to support fund liquidity, reserve planning, pacing against the Commitment Period, and wind-down sequencing for end-of-life funds. Track sources and uses of capital, subscription line draws and paydowns, capital recycling, and reserve balances; quantify the return effects of financing and timing decisions. Draft capital call and distribution notices and supporting calculations for review, and coordinate execution with fund accounting and investor relations. Run scenario and sensitivity analysis at the fund level to evaluate hold/sell decisions, refinancings, recycling, and other fund-level actions. Valuations and NAVCoordinate the quarterly valuation process: appraisal scheduling and review, reconciliation of appraiser assumptions to asset-level business plans, and review of internal ARGUS-driven marks. Support NAV determination for the open-end vehicle, including debt marks, accruals, and unit pricing, in coordination with fund accounting. Prepare valuation summaries and support materials for auditors, the Investment Committee, and LP inquiries. Fund Governance and LPA Compliance Monitor concentration, leverage, and other LPA investment limits; maintain compliance testing and flag exceptions ahead of Investment Committee review. Support amendment and consent processes, Commitment Period extensions, and LPAC coordination, including LP-facing analysis and talking points. Verify management fee, expense allocation, and promote calculations against LPA terms. Investment Committee and Transaction Support Prepare fund-fit analysis for acquisitions, dispositions, and refinancings: remaining capital, concentration, projected fund returns, and DPI and IRR effects. Support IC memos, notifications, and approval communications for fund-level actions; participate in weekly IC meetings. Coordinate disposition workflows with asset management and accounting, including promote crystallization and distribution timing. Investor Relations and Capital Raising Fulfill LP requests, due diligence questionnaires, and data needs in coordination with investor relations. Build track record, attribution, and re-up materials for existing and prospective investors; support annual meeting content. Research, Benchmarking, and Strategy Maintain benchmark data (NCREIF, ODCE, peer fund sets) and market research to support LP reporting, valuation frameworks, and new strategy development. Synthesize market data into clear, decision-ready insights for senior leadership. Technology, Data, and Process Improvement Lead adoption of AI and automation tools across modeling, reporting, and QA workflows, expanding the team's analytical capacity. Own data integrity across Juniper Square, ARGUS, Real Page, and internal performance databases; drive improvements in reporting, data management, and model architecture. Senior Analyst level: review analyst deliverables for accuracy and consistency and help develop junior team members.
Qualifications and Skills
Education: Bachelor's degree in Real Estate, Finance, Economics, Accounting, or a related field. CFA or CPA progress is a plus.
Experience: 1 to 3 years in real estate private equity, finance, investment banking or a related field. Exposure to fund structures and LP reporting is a plus; strong modeling fundamentals and attention to detail are required.
Technical Skills: Advanced Excel financial modeling and Power Point required. ARGUS, Juniper Square, Real Page, CoStar, and Power BI experience preferred. Interest in applying AI tools to analytical workflows is strongly preferred. Communication: Clear, concise written and verbal communication suited to IC and LP audiences. Ability to translate complex fund mechanics into plain language. Working Style: Exceptional attention to detail, ownership mentality, ability to manage multiple deadlines across funds. The approximate salary range for this role is: $85,000–$115,000 annually in Chicago. The compensation that is offered will depend on the candidate’s skills, qualifications, and experience. Successful candidates may also be eligible for additional compensation including bonuses, incentives, equity, or other benefits.
