A growing commercial exterior construction contractor is seeking an experienced Commercial Roofing Estimator to join its team in the Baltimore market. The company works across commercial roofing and exterior construction, providing solutions for new construction, reroofing, repairs, and restoration projects. The Estimator will be responsible for preparing accurate and competitive estimates and proposals for commercial roofing projects. This position will work closely with general contractors, property owners, suppliers, subcontractors, and internal operations teams to develop pricing and ensure projects are properly scoped from the outset.
Key Responsibilities:
Prepare estimates and proposals for commercial roofing projects.
Review plans, specifications, bid documents, and project requirements.
Perform detailed material and labor takeoffs.
Estimate projects involving TPO, PVC, EPDM, modified bitumen, built-up roofing, coatings, and other commercial roofing systems. Obtain and evaluate material, equipment, and subcontractor pricing.
Develop accurate labor, material, equipment, and subcontractor costs.
Identify project scope, exclusions, inclusions, and potential risks.
Communicate with general contractors, suppliers, subcontractors, and clients throughout the bidding process.
Assist with value engineering and alternative system pricing.
Maintain organized bid documentation and estimating records.
Support the transition of awarded projects from estimating to project management and operations. Manage multiple bids and deadlines simultaneously.
Requirements:
3+ years of commercial roofing estimating experience preferred.
Strong understanding of commercial roofing systems and installation methods.
Experience with TPO, PVC, EPDM, modified bitumen, coatings, or similar systems. Ability to read and interpret architectural drawings, specifications, and construction documents.
Strong quantity takeoff, pricing, and mathematical skills. Experience working with general contractors and commercial construction projects.
Proficiency with estimating software and Microsoft Office.
Strong communication, organizational, and analytical skills. Ability to work independently while collaborating closely with project management and operations teams.
