About the role
The Client Our client is a Miami-based real estate development and investment firm focused on high-quality, luxury residential, hospitality, and mixed-use projects in high-growth markets. They pursue complex transactions where strong sourcing, disciplined underwriting, and creative capital structuring create real value. They are now looking for a Senior Director of Acquisitions & Capital Markets to lead across acquisitions, equity and debt capital, joint ventures, and investor relations. The Projects You will work directly with senior leadership to source, structure, and close new investment and development opportunities, owning the deal from first look through capitalization and closing. Acquisitions: Source and evaluate opportunities through relationships with brokers, owners, developers, and investors Underwriting: Lead financial modeling, valuation, and return analysis Equity Capital: Build relationships with family offices, private equity firms, institutional investors, and strategic partners Debt Capital: Manage lender relationships and lead financing from outreach to term sheets and closing Joint Ventures: Structure and negotiate JVs, co-developments, and preferred equity deals Investor Relations: Own relationships with existing and prospective investors Execution: Drive diligence, documentation, and negotiations across attorneys, lenders, and counterparties
The Role:
This role suits a deal maker with strong institutional training and an entrepreneurial, hands-on mindset. You will likely have: Extensive experience in real estate private equity, development, acquisitions, capital markets, or investment bankingA track record underwriting complex development transactions and executing them through closing Strong knowledge of the capital stack, including common and preferred equity, senior and mezzanine debt, and construction financing Experience raising or placing equity and debt capital Advanced modeling skills, including waterfalls, promotes, and JV economics Existing relationships with institutional investors, family offices, lenders, and brokers Excellent communication and negotiation skillsA Bachelor's degree (MBA or relevant graduate degree is a plus)You take ownership, move quickly, anticipate problems, and drive processes forward without constant direction.
