Position SummaryThe Maintenance Sales Representative is responsible for developing new business and growing existing customer relationships through the sale of preventive maintenance agreements for commercial HVAC systems with the goal of driving long-term partnerships that improve system reliability, reduce operating costs, and optimize building performance. The ideal candidate is a consultative seller who combines strong relationship-building skills with a working knowledge of mechanical systems and building operations. Key ResponsibilitiesSales and Territory DevelopmentIdentify, qualify, and secure new preventive maintenance contract opportunities within assigned territory. Conduct prospecting activities including cold calling, networking, and lead generation through referrals and marketing efforts. Develop and execute a territory sales plan focused on long-term recurring revenue growth. Conduct on-site HVAC equipment assessments to gather system data and build service scope proposals. Present customized maintenance solutions that address customer goals such as uptime, reliability, energy efficiency, and cost control. Manage the full sales cycle — from initial contact to signed agreement — ensuring a seamless customer experience. Achieve or exceed annual preventive maintenance sales goals and margin targets. Customer Relationship ManagementBuild and maintain strong relationships with facility owners, property managers, and building engineers. Maintain regular follow-up with customers and prospects to ensure satisfaction and uncover additional service opportunities. Partner closely with service operations, dispatch, and field technicians to ensure smooth contract execution and customer retention. Support renewal discussions to sustain and grow existing maintenance accounts. Technical Understanding and ApplicationDemonstrate a functional understanding of HVAC system types including rooftop units, split systems, chillers, boilers, and controls. Translate technical service needs into clear, value-based proposals for non-technical decision-makers. Work with service management to validate scopes, pricing, and resource availability. Stay informed on industry trends, preventive maintenance best practices, and new technologies that support energy efficiency and equipment longevity. CRM and Administrative ResponsibilitiesUtilize CRM software (e.g., Salesforce) to manage sales activity, track opportunities, and forecast revenue. Keep accurate, timely records of customer interactions, proposals, and contract details. Prepare and present weekly and monthly sales activity reports. Participate in team meetings, training sessions, and strategic reviews. QualificationsEducation & ExperienceBachelor's degree in Business, Marketing, or related field preferred. 2–5 years of experience in B2B sales, preferably in HVAC, building services, or facilities maintenance. Proven success in consultative, relationship-based selling environments. Familiarity with mechanical systems and building operations preferred. Skills & CompetenciesStrong interpersonal and communication skills, both written and verbal. Confident presenting solutions and negotiating agreements with decision-makers. Highly organized with excellent time management and follow-up discipline. Proficiency in Microsoft Office Suite and CRM platforms. Self-motivated, goal-oriented, and team-driven.
