About the role

Construction Project Manager
Location: New York City (on-site)
Experience Required: 5-8 years NYC construction management
Project Type: High-End Residential Renovations About Chapter Chapter is a design-build company specializing in high-end residential renovations across New York City, Miami, New Jersey, Westchester, and Connecticut. We bring architecture, design, construction, and project management together under one integrated team to create a more seamless renovation experience for homeowners. Our focus is not simply building beautiful spaces. It's delivering projects through structure, communication, accountability, and execution.
The Role: We are hiring a Construction Project Manager to lead renovation projects from pre-construction through final closeout. This is a role that bridges site supervision and office. Here's what that means: You'll split your time on renovation sites and in the office. You need to be equally comfortable walking an interior renovation with a homeowner and GC, and managing budgets, submittals, and vendor coordination from the office. If you've been purely a site supervisor or purely an office PM, this might not be the fit. WATCH: Day in the life of a PM at Chapter What You'll Own You'll manage every aspect of residential renovation projects from pre-construction through final closeout: Architect + designer collaboration. Pre-construction design reviews for constructability. Real-time problem-solving with design intent in mind during execution. Homeowner relationship. Discovery, expectation setting, complexity navigation, decision support, and final delivery. Budget & cost. Estimating, material takeoffs, cost tracking, change orders. Schedule & field. Project scheduling, day-to-day coordination, site visits, QC, punch lists, closeout. Documentation & compliance. RFIs, submittals, permits, project records. Vendor & trades. Subcontractor accountability, vendor negotiation, procurement, material tracking. Reporting. Weekly meetings, progress updates, stakeholder communication. What Matters Ownership mentality. You drive projects forward without needing constant direction. You own outcomes, not just execute tasks. Problem-solving under pressure. You navigate change, solve conflicts, and keep projects moving when conditions shift. You know what to decide yourself and what to escalate. You don't get stuck waiting for permission or overstepping. Clear communication. You talk to architects, homeowners, subs, vendors, and leadership in ways they understand. You surface issues early. Learning posture. You learn from GCs and experienced subs who know their craft. You don't pretend to have all the answers. You admit mistakes and adapt. NYC construction fluency. You understand permitting timelines, logistics constraints, occupied-home realities, and vendor dependencies. You make smart trade-offs.
Minimum Qualifications: 5-8 years of NYC construction project management experience, residential preferred.
Education: Construction Management, Architecture, Engineering, or a related field Experience managing budgets, schedules, subcontractors, and project documentation Strong understanding of construction sequencing and field operations Proficiency in Microsoft Office Proficiency in reading AutoCAD/Revit drawings Strong written and verbal communication skills Ability to manage multiple projects simultaneously Experience in client-facing environments with a strong emphasis on customer service and relationship management Comfort and experience with AI tools (Claude preferred)
Compensation & Benefits
Base Salary: $100,000–$130,000 annually, depending on experience 15 days PTO annually, increasing with tenure 5 paid sick days annually 11 paid company holidays Medical, dental, and vision insurance Chapter pays 75% of employee health insurance premiums 401(k) retirement plan Commute reimbursement Clear career path and growth opportunities

Before you apply

Applying takes about a minute. These four things decide how fast it moves after that.

Your profile is current

It's what we read first. Occupations, seniority and locations matter more than a long history.

Two examples you can talk through

Not a portfolio — just two pieces of work where you can explain the decisions and what you'd change.

A number in mind

What you're on now and what would make you move. We negotiate better when we know both.

Your notice period

Employers plan around it, and it's the question that stalls offers most often.

Once you apply, someone reads it and calls you before anything reaches the employer — usually within two working days.
