Property Manager — New Haven, CTHH Red Stone Properties is seeking an experienced Property Manager to lead the daily operations of a residential community in New Haven, Connecticut. We are looking for a hands-on leader who can develop a strong onsite team, deliver excellent resident service, and manage the community’s operational and financial performance.
About the Position: The Property Manager oversees leasing, maintenance, resident relations, financial administration, and employee supervision. Working closely with corporate partners, you will establish priorities, address challenges, and keep the community operating efficiently.
Key Responsibilities: Supervise the onsite property operations and maintenance teams, setting clear expectations and holding employees accountable. Participate in recruiting, interviewing, hiring, and onboarding new employees. Provide training, coaching, performance evaluations, recognition, and employee development. Address employee performance concerns and workplace issues in partnership with Human Resources. Direct leasing and renewal activities to support occupancy and resident retention goals. Collaborate with corporate teams on rental rates, marketing strategies, and property initiatives. Respond to resident concerns promptly and professionally, ensuring appropriate follow-through. Oversee maintenance operations, apartment readiness, property appearance, and projects within approved budgets. Prepare the annual property budget for approval and provide monthly financial and variance reports. Manage purchase orders, invoices, rent collection, and delinquency follow-up. Obtain and evaluate vendor bids and submit recommendations for approval. Maintain accurate records and ensure operations follow company policies, Fair Housing requirements, and applicable regulations.
Qualifications: High school diploma or GED required. Three to five years of residential property management experience required. One to three years of supervisory experience required. Fair Housing Certification required. Strong understanding of leasing, resident relations, maintenance operations, budgeting, and financial reporting. Experience processing purchase orders and invoices. Proficiency with Microsoft Office and property management software; One Site experience preferred. Strong organizational, communication, and problem-solving skills. Ability to manage competing priorities, exercise sound judgment, and work effectively with onsite and corporate colleagues.
Compensation and Benefits
