About the role

Overview: We are partnered with an established Nashville general contractor looking to build out its internal preconstruction capabilities. The company is seeking an experienced Estimator with strong Nashville subcontractor relationships who can support active commercial and multifamily pursuits while helping leadership develop a more formalized preconstruction function. This is an opportunity to have significant influence over how estimating and preconstruction are structured rather than joining an already established department. Role and
Responsibilities: Lead and support estimating efforts for commercial and multifamily projects from early conceptual budgeting through final pricing. Develop conceptual estimates, detailed estimates, bid packages, scope sheets, and subcontractor comparisons. Perform quantity takeoffs and evaluate drawings and specifications for scope gaps, constructability issues, and cost exposure. Solicit subcontractor and supplier pricing and leverage established Nashville market relationships to develop competitive bid coverage. Analyze subcontractor proposals, level bids, identify exclusions, and provide recommendations to leadership and project teams. Support value engineering, constructability reviews, budgeting, and design development. Work directly with Project Managers to transition awarded projects from preconstruction into procurement and construction. Develop historical cost data and estimating resources to improve future budgeting and pricing accuracy. Assist company leadership in establishing standardized estimating and preconstruction processes. Help build the infrastructure, subcontractor network, and procedures necessary to grow a dedicated preconstruction department. Projects & Scope Commercial construction. Multifamily developments. Qualifications and Experience: 5+ years of commercial construction estimating or preconstruction experience with a general contractor. Strong understanding of subcontractor scopes, quantity takeoffs, bid leveling, conceptual estimating, and construction costs. Established subcontractor and industry relationships within the Nashville/Middle Tennessee market. Ability to operate independently without relying on an established preconstruction department for day-to-day direction. Experience estimating both commercial and multifamily projects. Experience developing estimating procedures, cost databases, subcontractor networks, or preconstruction processes. Strong communication skills and ability to work directly with company leadership, operations teams, subcontractors, and clients. What’s on Offer Competitive base salary. Bonus potential.
