Location: Manhattan, NYWork Shift: Monday-Friday, 9 am-5 pm (This is not a remote position)Level/Salary range: $80,000 - $85,000 Agency overview The Bridge provides safe, decent and affordable housing for all its clients and tenants. The Property Management department of The Bridge engages with tenants from the start of the process by viewing prospective units throughout their stay up until move out, as well as ensures compliance with all subsidies and LIHTC. Bridge housing includes various modules and funding sources and numerous external partnerships. The team serves myriad populations of tenants including individuals with serious mental health illnesses, high rates of co-occurring substance use disorders, trauma, homelessness, seniors, veterans, young adults aging out of the foster care system, persons involved in the criminal justice system and a small number of families. We believe with stable housing our clients and tenants will be well positioned for success.
RESPONSIBILITIES: Supervise Leasing and Compliance Managers and the Property Administrators. Oversee tracking and processing tenant leases and rent calculations for assigned properties. Manage the annual tenant recertification process for LIHTC apartments and various subsidies. Partner with the facilities department to ensure maintenance and good repair of Bridge owned properties. Develop and maintain strong, professional relationships with tenants, such as addressing inquiries, concerns, and complaints promptly and courteously. Provide guidance, training, and leadership to the Property Management Team, fostering a positive and productive work environment. Oversee property management software (Real Page Onsite) used to coordinate all aspects of the rental and recertification process. Responsible for the growth of the property management software, creating plans and trainings for agency staff to maximize the use and operation of the software. Ensure a high percentage of rent collection from tenants Provide program staff and/or tenants with documentation required to apply for rental arrears assistance. Establish and maintain relationships with governmental agencies and tax credit syndicators involved with the properties. Attend and present at monthly intake, facilities, and occupancy meetings and ensure follow-up on property management-related concerns. Other duties as assigned Qualifications and
Education Requirements: Bachelor's degree in Real Estate Management, Business Administration or related field preferred, but extensive relevant work experience will also be taken into consideration. LIHTC Certification Completion of HOTMA regulation trainingHPD Marketing knowledge /Certification Experience with HDC Guidelines, submission and reporting Experience with One Site property management software, HPD’s Housing Connect and State HDC affordable housing lotteries, Section 8, City FHEPHS and knowledge of AWARDS client database. Experience with syndicators regarding project initial and recertification file reviews, annual questionaries, and monthly certified rent rolls. Previous experience in property management in a social service setting; experience working in supportive housing for individuals with mental health diagnoses and/or histories of homelessness preferred. Excellent interpersonal communication, organizational and time management skills. Experience with new building lease-ups is a plus Ability to travel within/between Brooklyn, Manhattan and the Bronx Spanish fluency is highly desirable.
