Location: Miami, FloridaEmployment Type: Full-Time, PermanentIndustry: Residential Construction / Real Estate DevelopmentExperience Required: Minimum 5 yearsAbout the RoleWe are looking for an experienced Project Manager – Spec Home Construction to oversee the development and construction of high-quality speculative residential homes in the Miami market.The Project Manager will be responsible for managing projects from pre-construction through final delivery, ensuring that each home is completed on schedule, within budget, and according to quality standards.The ideal candidate has at least 5 years of hands-on residential construction project management experience in South Florida, and has a strong network and understanding of the Miami construction market.Key ResponsibilitiesManage spec home construction projects from pre-construction through completion and turnover;Develop and manage project schedules, budgets, and construction timelines;Coordinate architects, engineers, designers, general contractors, subcontractors, suppliers, and consultants;Manage bidding processes and negotiate pricing with contractors and vendors;Review plans, specifications, scopes of work, proposals, and contracts;Monitor construction progress through regular site visits and meetings;Ensure projects remain on schedule and proactively address delays or issues;Monitor project costs, change orders, invoices, commitments, and overall budget performance;Maintain high standards of workmanship, finishes, and construction quality;Coordinate procurement and ensure materials are ordered according to project timelines;Oversee permitting, inspections, approvals, and close-out requirements;Ensure compliance with applicable building codes, safety requirements, permits, and local regulations;Identify construction risks and develop solutions before they impact the project;Coordinate with ownership and senior management and provide regular project updates;Review and approve contractor and subcontractor work before payment recommendations;Manage punch lists and ensure deficiencies are corrected prior to completion;Coordinate final inspections, certificates of occupancy, and project turnover;Maintain organized project documentation, contracts, invoices, plans, permits, and change orders.QualificationsMinimum 5 years of experience in residential construction project management;Proven experience managing projects from initial planning through final completion;Experience with spec homes, custom homes, or luxury residential construction strongly preferred;Experience working in the Miami / South Florida construction market strongly preferred;Strong knowledge of construction methods, materials, sequencing, and building systems;Strong understanding of construction budgets, estimating, contracts, and change orders;Experience coordinating architects, engineers, contractors, subcontractors, and vendors;Knowledge of permitting and inspection processes in South Florida;Ability to read and interpret architectural, structural, MEP, and construction drawings;Strong negotiation and vendor-management skills;Excellent organizational and problem-solving abilities;Ability to manage multiple projects and priorities simultaneously;Strong attention to detail and commitment to quality;Excellent written and verbal communication skills;Proficiency with construction project management software and Microsoft Office;Valid driver's license and ability to travel between project sites.If you have at least 5 years of residential construction project management experience and know how to take a spec home from plans to successful completion, we would like to hear from you.
