About the role

Commercial Waterproofing Project Manager Charlotte, NCWe are seeking an experienced Commercial Waterproofing Project Manager to manage projects from estimating and bidding through construction, billing, and closeout. This is a hands-on PM role for someone who understands waterproofing/building-envelope construction and can independently manage multiple projects at once.
What You'll Do: Estimate and bid commercial waterproofing projects, including blueprint review, takeoffs, pricing, proposals, budgets, and contract review. Manage multiple active projects from preconstruction through completion and closeout. Coordinate with General Contractors, Superintendents, Foremen, field crews, and other trades. Manage schedules, manpower, budgets, change orders, monthly billing, Schedule of Values, and project profitability. Monitor field execution, productivity, quality, and overall project performance. Maintain strong GC/customer relationships and identify opportunities for additional business.
What We're Looking For: 3+ years of commercial waterproofing/building-envelope experience; 5+ years strongly preferred. Strong estimating, takeoff, blueprint-reading, and construction knowledge. Experience managing project budgets, schedules, billing, change orders, and profitability. Comfortable managing numerous projects and bids simultaneously. Self-directed, entrepreneurial PM who doesn't require heavy oversight. Strong field credibility and ability to communicate effectively with Superintendents and crews. Experience with Bluebeam, On-Screen Takeoff, Excel, and/or Procore preferred. Valid driver's license required. Compensation & Perks$120K–$140K base salary, flexible for the right experience. Performance-based annual bonus opportunity of up to approximately 25% of base salary. Company truck + gas card. Company-provided cell phone and laptop.
