About the role

WB Residential Communities, Inc. is seeking an experienced and customer-focused Property Manager to oversee the day-to-day operations of one or more condominium communities. The Property Manager will be responsible for ensuring the physical, financial, and operational success of the properties while maintaining exceptional service for residents and Board Members. The ideal candidate will possess strong leadership, financial management, vendor oversight, and resident relations skills, along with a thorough understanding of condominium governance and community association operations.
Key Responsibilities: Community Operations Manage the daily operations of assigned condominium communities. Conduct regular property inspections to ensure buildings, grounds, and amenities are maintained to the highest standards. Ensure compliance with governing documents, policies, regulations, and applicable local, state, and federal laws. Respond promptly and professionally to resident concerns, complaints, and emergencies. Board Relations Serve as the primary liaison between the Board of Managers and residents. Prepare meeting agendas, management reports, and supporting documentation. Attend Board meetings and annual unit owner meetings. Assist the Board in implementing policies, projects, and strategic initiatives. Financial Management Prepare and administer annual operating budgets. Monitor expenses and maintain budget controls. Review invoices, approve expenditures within authorized limits, and oversee vendor contracts. Prepare and present monthly financial and operational reports. Assist with reserve planning and capital improvement budgeting. Vendor and Contract Management Solicit bids and negotiate contracts for maintenance, landscaping, security, cleaning, and capital projects. Supervise contractors and vendors to ensure quality service and compliance with contract requirements. Monitor project timelines and budgets for capital improvements. Maintenance Oversight Coordinate preventative maintenance programs for building systems and common areas. Supervise maintenance staff and service providers. Ensure timely completion of work orders and emergency repairs. Monitor compliance with life-safety, fire, and building requirements. Resident Services Foster positive relationships with unit owners and residents. Communicate association policies, upcoming projects, and community events. Address violations, disputes, and resident concerns professionally and diplomatically.
Qualifications: Bachelor's degree in Business Administration, Property Management, Real Estate, or related field preferred. Minimum 3 years of residential property management experience, preferably in condominiums, cooperatives, or homeowner associations. Experience working directly with condominium boards and homeowners associations. Strong understanding of condominium governing documents, budgets, reserve studies, and association operations. Knowledge of Fair Housing laws and applicable building regulations. Excellent written and verbal communication skills. Strong problem-solving, conflict-resolution, and organizational skills. Proficiency in Microsoft Office Suite (Excel, Word, Outlook).Experience with property management software such as Yardi, MRI, App Folio, Vantaca, Building Link, or similar systems. Valid driver's license and reliable transportation.
