Reports To: Manager, Real Estate
Job Level: Entry Summary The Research Specialist (RS I) position is the first level within the research job family. The RS I should demonstrate basic research functions in support of document preparation and to validate the company's land rights. This role entails researching internal and external databases and county records to determine current property ownership and identify existing rights necessary for the installation, operation, and maintenance of the company's infrastructure. The position supports diverse projects including new construction, rebuilds, major projects, and relocations.
RESPONSIBILITIES: Perform Research (80%) • Utilize company and public records to determine ownership of property, condition of title, and locate existing rights.• Review engineering drawings, site plans, and legal descriptions.• Perform research and prepare real estate documents for new construction and major projects with a prior-rights focus.• Stay current with best practices, regulations, and laws related to land functions, notary, and recording changes. Communication (10%) • Coordinate with Business Partners, Real Estate Representatives, Research Specialists, and Data Management Specialists.• Establish and maintain partnerships to ensure requests are met.• Maintain confidentiality related to projects and customers. Data Management (10%) • Submit land rights to Data Management for indexing.• Map easements in GIS systems.
Qualifications
Required Education: Associate degree in related field, Paralegal, Political Science, Real Estate, Business, or Surveying and Topography.
Required Experience: 1 year related experience. In lieu of degree: High School/GED with 3 years experience.
Preferred Qualifications: • Bachelor's degree in Political Science, Real Estate, Business, Surveying and Topography, Paralegal, or related field.• 2 years related experience.• Paralegal Certification preferred.• Microsoft Office proficiency.• Strong communication, organization, analytical, and time-management skills.• Experience in title examination.• Knowledge of surveying, engineering drawings, and utility systems.
Working Conditions: • Remote office.• No physical requirements.• Primarily remote with occasional onsite meetings.
