About the role
Position Overview:
We are seeking a hands-on Controllerto lead accounting, financial operations, and project accounting across a growing real estate development portfolio. This individual will oversee the full accounting cycle for multiple entities and development projects. Accounting Operations & Financial Close Own the monthly, quarterly, and annual close processes across all operating, project, and management entities. Maintain the general ledger, chart of accounts, and entity structure as new projects and special purpose entities (SPEs) are established. Manage intercompany transactions, allocations, eliminations, and consolidated reporting. Oversee accounts payable, accounts receivable, payroll, and general accounting functions. Reconcile all bank accounts, loan accounts, escrow accounts, and reserves. Ensure compliance with GAAP and company accounting policies. Construction & Project Accounting Maintain detailed job cost ledgers and work-in-progress schedules by project and cost code. Prepare budget-to-actual analyses and monitor change orders, contingencies, and cost-to-complete estimates. Prepare and submit monthly construction loan draws, including AIA G702/G703 schedules, lien waivers, invoices, and supporting documentation. Coordinate draw processes with lenders, inspectors, title companies, contractors, and project teams. Track capitalized costs, capitalized interest, and development fees in accordance with company policy and GAAP.Lender, Investor & External Reporting Prepare lender reporting packages and monitor compliance with loan covenants. Maintain investor capital accounts and support distribution calculations and waterfall reporting. Assist with quarterly and annual investor reporting in partnership with senior leadership. Manage annual audits, reviews, and financial statement preparation. Serve as the primary liaison with external auditors, tax advisors, and accounting firms. Coordinate tax filings, K-1 preparation, and related deliverables. Treasury & Internal Controls Manage cash positioning across multiple entities and projects. Develop and maintain rolling cash flow forecasts for both corporate and project-level operations. Oversee banking relationships, account administration, and payment controls. Establish and strengthen internal controls, approval workflows, and accounting procedures. Identify opportunities to improve efficiency, automate processes, and enhance reporting capabilities as the portfolio grows. Cross-Functional Leadership Partner closely with the Head of Finance on project underwriting, budgeting, capital raises, and financing initiatives. Collaborate with development, construction, and project management teams to ensure accurate project cost tracking and reporting. Provide financial insights and operational support to leadership on strategic initiatives.
Qualifications:
Bachelor's degree in Accounting, Finance, or related field. CPA preferred.7+ years of progressive accounting experience with exposure to real estate development, construction, or real estate investment platforms. Strong understanding of project accounting, job costing, construction loan draws, and multi-entity accounting. Knowledge of GAAP and real estate accounting best practices. Advanced Excel skills and experience with accounting/ERP systems.
