About the role
- Underwrite and lead transactions in states Sightline obtains licenses
- Work through and resolve commitment issues, title object letters, proforma issues and final policies for licensed states
- Survey review and endorsement issuance for licensed states
- Utilize underwriting standards and guidelines within delegated authority limits to underwrite the issuance of title insurance
- Analyze recordings including liens, judgments, easements, surveys, legal descriptions, and vesting documents to identify risks and verify title conditions
- Properly provide pricing for commitments or reports, endorsements, final policies and guarantees using appropriate schedules
- Create and issue underwriting standards and guidelines in accordance with established company processes
- Review and approve all title clearance
- Edit commitments for licensed state deals
- Generate proformas and final policies for licensed state deals
- Serve as primary point of contact throughout the transaction up to closing
- Ensure recordings are successfully and timely recorded and issue final policies
- Ensure all documents are uploaded to Softpro or document repository correctly
- Independently underwrite, direct, and oversee all aspects and phases of the title insurance process on large and complex national commercial real estate transactions, including those involving high-profile assets and/or large numbers of assets located in multiple jurisdictions
- Independently and proactively identify possible title insurance coverage issues on national transactions and work with national underwriters and other transaction parties to negotiate solutions on such matters
- Facilitate and oversee the escrow, closing and settlement processes on commercial real estate transactions; review, approve and comply with all escrow instructions and settlement requirements
- Independently review and approve all transaction-required documentation, such as deeds, security instruments, affidavits, organizational and authority documents, releasees, etc. that are necessary to the issuance of a title policy
- Negotiate and calculate title premiums and fees on commercial real estate transactions
- Thorough understanding of fundamental title insurance and underwriting concepts, such as title exceptions, affirmative coverages and endorsements, surveys and survey coverage, non-imputation, co-insurance, mezzanine endorsements and similar matters
- Comprehensive understanding of industry workshare models and regulatory limitations and ability to oversee and facilitate team compliance with related Sightline policies and procedures
- Primary contact for all workshare partners and underwriters; facilitate and coordinate interaction and cooperation among multiple underwriter(s) and workshare partners on transactions, where applicable
- Oversight of deal pipeline information and reporting
- Remote work possible
- Experience underwriting in multiple states; knowledge of Texas underwriting a plus 7+ years experience with commercial transactions (portfolio transactions a plus)
- Ability to independently manage complex, high-dollar and time sensitive transactions
- Proficiency with Softpro desired but not required
- Understanding of TDI rate rules and promulgated forms
- Juris doctorate required
