Role Description: We’re hiring a Student Housing Property & Leasing Manager to oversee leasing, marketing, tenant communication, and day-to-day operations for our student housing portfolio of approximately 100 residential properties. We’re looking for someone who is organized, proactive, personable, and high-energy, with the ability to thrive in a fast-paced student housing environment. Strong preference will be given to candidates with prior student housing and leasing experience, as well as a strong understanding of Fair Housing Regulations. Enjoy your own personal office space in a front-and-center location directly by Butler University, giving you direct access to students and prospective tenants daily. This position works closely with our Maintenance & Operations Manager and reports directly to the CEO.Please send resumes and inquiries to: Responsibilities Leasing & Marketing Handle leasing and marketing for approximately 100 residential properties Give property tours to prospective tenants and parents Manage online listings, marketing content, and occasional social media/video walkthroughs Conduct market research to evaluate competitive pricing, leasing trends, and marketing strategies within the student housing market Tenant & Customer Relations Answer and manage calls from vendors, tenants, prospective tenants, and parents Coordinate move-ins, move-outs, and property turn schedules Complete move-in and move-out video documentation of properties Assist with summer property turns and student move-in/move-out coordination during peak leasing season, including support in resolving security deposit disputes Property Operations & Maintenance Oversee maintenance requests and coordinate with vendors and the Maintenance & Operations Manager Assist in gathering and coordinating estimates for larger or more expensive repairs Conduct daily drive/walk-throughs of properties to monitor cleanliness, exterior condition, and maintenance needs Assist in property improvement decisions and recommendations Strategy, Budgeting & Team Support Assist with preparing and managing operating budgets Help recruit, coordinate, and manage part-time Student Leasing Consultants as needed Availability Expectations Due to the nature of student housing, evening and weekend availability is regularly required to accommodate student tours, leasing activity, tenant needs, and occasional emergencies. Additional after-hours availability is especially important during peak turn seasons: May 10 – June 10 July 15 – August 15 Qualifications 2+ years of property management and/or leasing experience (student housing experience strongly preferred)3+ years of customer service experience within multifamily, residential, hospitality, or related industries Strong knowledge of Fair Housing Regulations Familiarity with AppFolio or similar property management software preferred Strong communication, organizational, and problem-solving skills Self-starter with a proactive, solutions-driven mindset and ability to implement effective leasing and marketing strategies Understanding of market trends, competitive pricing, and student leasing dynamics preferred High-energy personality with the ability to engage effectively with students and the campus community Ability to multitask in a fast-paced environment High school diploma or equivalent required
Compensation & Benefits:
  • Expected total compensation of approximately $60,000–$90,000+ based on performance
  • Base salary of approximately $45,000–$60,000 depending on experience$300 leasing commissions per signed lease across approximately 100 residential properties
