About the Role: We're looking for a detail-oriented Estimator to price our luxury residential projects, from early budgets during design through final proposals and change orders. You'll work closely with our architects, designers, and Project Managers to turn drawings and site conditions into accurate, competitive numbers our clients can trust. This is a paid hourly role with flexible hours: you'll work 20 to 40 hours a week depending on project volume, with a guaranteed minimum of 20 paid hours every week.
What You'll Do:
  • Prepare detailed cost estimates for renovations, additions, and new residential construction
  • Perform quantity takeoffs from architectural drawings, specifications, and site measurements
  • Provide early budget estimates during the design phase so clients can make informed decisions
  • Request, collect, and compare subcontractor and supplier bids, making sure scopes line up
  • Build clear, organized proposals with the Project Managers and design team
  • Price change orders quickly and accurately as projects evolve
  • Visit job sites as needed to assess existing conditions and confirm scope
  • Keep pricing, unit costs, and subcontractor information current
  • Review completed projects against estimates to keep our numbers sharp
What We're Looking For:
  • 3+ years of estimating experience in residential construction, remodeling, or general contracting
  • Strong ability to read and interpret architectural and construction drawings
  • Solid knowledge of residential construction methods, materials, and trade sequencing
  • Advanced Excel skills (or equivalent spreadsheet experience)
  • Sharp attention to detail and a methodical, well-documented approach
  • Clear written and verbal communication with subcontractors, suppliers, and our team
  • Self-motivated and reliable while working remotely, able to manage your own hours
  • Able to travel to job sites in North and Central New Jersey when needed
Nice to Have:
  • Proficiency with Bluebeam, monday.com, and Claude, or equivalent takeoff, project management, and AI productivity tools
  • Experience with construction estimating software
  • An established network of subcontractors and suppliers in New Jersey
  • Field experience in a construction trade Schedule and Pay
  • Flexible hours, 20–40 per week depending on project volume
  • Guaranteed minimum of 20 paid hours per week
  • $40–45 per hour, based on experience
Hybrid: mostly remote, with site visits in North/Central NJ as needed
