About the role
About SovAI: SovAI, Inc. is The AI Factory Architect. We design, build, and operate sovereign AI compute campuses powered behind the meter, built on three pillars: Sovereign Fuel, Sovereign Power, and Sovereign Compute. We deliver dedicated AI capacity for enterprises, communities, and nations, with first revenue in approximately twelve months from project start. We are an early-stage, well-backed company headquartered in Wilmington, Delaware, operating remote-first across the United States. This is the ground floor of the defining industrial buildout of this generation.
The role:
You turn ground into pipeline: site control, entitlements, fuel supply, water, fiber, and community agreements for AI factory campuses across the United States and Canada, including development in partnership with sovereign tribal nations, where relationships are built government-to-government and kept.
What you'll do:
- Source, screen, and secure sites against our technical scorecard: fuel access, buildable acreage, fiber, water, and permitting posture
- Lead entitlement strategy, including zoning, special use, and environmental review, and manage local counsel and consultants through approval
- Negotiate site control, fuel supply, and host-community agreements; represent the company in front of counties, commissions, and councils
- Build and maintain the development pipeline reporting that feeds the company's public site announcements
What you bring:
- 10+ years in energy or industrial real-estate development with entitlements you personally carried to approval
- Comfort across rural counties, state agencies, and sovereign tribal governments, with the humility and patience each requires
- Deal literacy: options, leases, easements, development agreements. You read title and you read rooms

Data-center, generation, or pipeline siting background, existing relationships in the Upper Midwest, Plains, or Southeast Compensation includes meaningful early-stage equity.
