Key Responsibilities: Land Sourcing & Scouting Identify vacant lots, tear-down opportunities, and larger parcels suitable for subdivision. Build and maintain relationships with real estate agents, brokers, developers, and property owners. Deal Analysis Conduct feasibility studies, including zoning, permitting, and utility access. Model acquisition costs, development potential, and projected margins. Market Intelligence Track local market trends, land values, and regulatory changes. Provide regular reports on pipeline status and acquisition opportunities. Cultivate long‑term relationships with municipalities, planning boards, and community stakeholders to anticipate opportunities.
Qualifications: Background in real estate, land development, or acquisitions. Financial modeling and deal analysis skills. Negotiation expertise and familiarity with creative financing structures. Networked within local real estate and development communities. Entrepreneurial mindset with ability to deliver results independently.
