About the role
- Own all community sales results, absorption pace, and revenue performance.
- Personally sell new homes and manage buyers from initial inquiry through closing.
- Lead, coach, mentor, and hold accountable for the existing Sales Associates while remaining an active, top-producing member of the sales team.
- Provide day-to-day leadership and strategic direction to the Marketing Coordinator so marketing supports lead generation, CRM, digital marketing, events, QMI inventory absorption, Rent-to-Own inventory absorption, and overall branding.
- Develop and execute strategies to maximize the absorption of Quick Move-In (QMI) inventory homes and homes immediately available through the Mayberry Rent-to-Own program.
- Monitor competing builders' pricing, incentives, inventory, products, financing programs, and marketing initiatives, and provide recommendations.
- Recommend pricing, promotions, incentives, and product positioning.
- Maintain CRM discipline, lead response standards, reporting accuracy, and Sales Center excellence.
- Develop strong relationships with realtors and community partners.
- Maintain regular on-site office hours to ensure the Sales Center is consistently open and professionally staffed, with coverage shared by the Marketing Coordinator and Sales Associates.
- Minimum of 3 years of experience in a sales environment.
- Proficiency with CRM systems, spreadsheets, email, and other digital tools.
- Experience with Microsoft 365 platforms, including Word, Excel, PowerPoint, Outlook, Teams, SharePoint, and OneDrive.
- Ability to coach, motivate, and support team members to achieve sales goals.
- Valid driver’s license. Preferred Experience

- Previous experience leading or managing a sales team. The Director of Sales leads the Sales & Marketing Team as an active participant. This is a true player-coach position in which the Director is expected to personally generate home sales while providing leadership, accountability, and day-to-day direction to the Sales team and Marketing Coordinator. Marketing execution remains with the Marketing Coordinator, while the Director establishes priorities, approves campaigns, measures results, and ensures every marketing effort supports community sales objectives. - Base Salary: $70,000–$80,000 annually, depending on experience.
- Personal Sales Commission: A negotiable sliding-scale commission based on the purchase price of homes personally sold.
- Team Override Commission for homes sold by other Sales Associates.
- Quarterly Performance Bonuses tied to community sales pace, QMI inventory absorption, Rent-to-Own inventory absorption, lead conversion, and other key performance metrics.
- Annual Community Performance Bonus tied to overall community sales objectives and company performance.
- Expected On-Target Earnings (OTE): $175,000–$275,000+, with significantly greater earning potential as community sales volume grows.
